Proposal Needed for Legal Revisions to Foreign Land Leases
bigt3116 replied to webfact's topic in Thailand News
That's funny, please go to the DLT to try and register anything to do with land ownership. DLT is the Department of Land Transport ! What is the Land Department? The Land Department (in Thai: กรมที่ดิน) is the government agency responsible for issuance of land title deeds, registration of real estate transactions in Thailand and land topography and cartography matters. As a matter of legal formality and for the legal effect, Thais and foreigners entering into transactions concerning real estate (including transactions involving land, buildings and condominium units) in Thailand generally must (with an exception for short term leases) register the transactions with this agency. -
Volunteer Non-Immigrant O Visas
bigt3116 replied to stament's topic in Thai Visas, Residency, and Work Permits
No, there is no specific income ceiling requirement for the Non-Immigrant O (Volunteer) visa in Thailand. The primary focus is on ensuring that the applicant is genuinely volunteering for a non-profit organization or government agency and is not seeking employment. However, it's important to note that you may need to provide proof of sufficient funds to support yourself during your stay in Thailand. This could include bank statements or other financial documents. The exact amount required may vary depending on the individual circumstances and the length of your stay. -

Residence certificate with Tourist Visa?
bigt3116 replied to berro's topic in Thai Visas, Residency, and Work Permits
What you did years ago has no basis on what is required, or not, right now, in the present. Yes you stated he "should" have a TM30, when Tod clearly states he "must", there is a huge difference. -
Residence certificate with Tourist Visa?

Not a "good idea", it was clearly stated that you "DO need a TM30". -
Residence certificate with Tourist Visa?

@DrJack54 No need to wait for Tod to reply, I have posted his previous post. 🙂 -
OK, 66% of the above is incorrect. Not every employee has to pay into the SSF; Government officials and permanent employees of central administration, provincial administration and local administration. To name just one (very large) group of people who do not participate in that scheme. The monthly contribution is a max of 750 baht a month. The 432 baht is what you pay AFTER you finish working if you want to keep the healthcare benefits, and obviously your ex-employer does not have to match that.

Residence certificate with Tourist Visa?
bigt3116 replied to berro's topic in Thai Visas, Residency, and Work Permits
Yes it is a recent change, posted a day ago. "Tod Daniels Admin Top contributor IF you're talking about Bangkok immigrations they no longer require you to be on a visa/extension where you do 90 day reporting to get a certificate of residence, You DO need a TM30 <notification of foreigner in residence, to have been filed on you by your land lord or yourself as far as where you live because they mail the certificate of residence to that address. In Bangkok you go to the main immigration office at the government complex Building B out at Chaengwattana Road, you want section B (they do TM30 and Certificate of Residence) You fill out the form, make the copies they require, pay 200 baht, they give you a receipt and a Thai Post EMS tracking number and the certificate of residence is mailed to you in about 5 days This is an example of the form you fill out for a certificate of residence" -
Jeez, you are slow, maybe, just maybe the person with the O-A didn't always have one, maybe they worked beforehand? I mentioned the social security health benefits because it is accepted as insurance for the O-A, and it seems the only reason people change is because of the insurance, so I mentioned an option, (that never seems to be put forward).

Firstly you really have no reason or right to be eating at a university cafeteria, given that you are not studying at that uni. Secondly you mention about looking at the uni girls, at your age that is called being a lecherous perverted old man, and according to you, you should not be doing it. " I just want to tell you guys that.... CELIBACY is really.... The ONLY Way to Go....if you are seeking uncluttered happiness. a. I never need worry about wearing a Green Hat, which means being cuckolded. b. I never need worry about not being able to GET IT UP, which, obviously, is a non-issue for me, being COMPLETELY single. c. I am enjoying many other advantages of being celibate. And, there are just too many to share here with you...at the moment..... So, why not come over to MY side? Get with the program which will add years to your lives.....! Get celibate and flourish!"

In UK the price tag is an offer to sell it to you at that price, that is why mispriced goods do not have to be sold for that price. Maybe do you homework before you make blanket statements that are not true.
