  1. That's funny, please go to the DLT to try and register anything to do with land ownership. DLT is the Department of Land Transport ! What is the Land Department? The Land Department (in Thai: กรมที่ดิน) is the government agency responsible for issuance of land title deeds, registration of real estate transactions in Thailand and land topography and cartography matters. As a matter of legal formality and for the legal effect, Thais and foreigners entering into transactions concerning real estate (including transactions involving land, buildings and condominium units) in Thailand generally must (with an exception for short term leases) register the transactions with this agency.

  15. So you are not a Thai tax paying expat yet, if at all, due to DTAs. When you say welfare advantages, would that include roads, street lights, immigration offices, police ? You know, all those services that you currently get for free!
  16. OK, 66% of the above is incorrect. Not every employee has to pay into the SSF; Government officials and permanent employees of central administration, provincial administration and local administration. To name just one (very large) group of people who do not participate in that scheme. The monthly contribution is a max of 750 baht a month. The 432 baht is what you pay AFTER you finish working if you want to keep the healthcare benefits, and obviously your ex-employer does not have to match that.

  20. Jeez, you are slow, maybe, just maybe the person with the O-A didn't always have one, maybe they worked beforehand? I mentioned the social security health benefits because it is accepted as insurance for the O-A, and it seems the only reason people change is because of the insurance, so I mentioned an option, (that never seems to be put forward).
  21. Perhaps you should learn to read. I said if you had continued the health element of Social Security, you can only do that AFTER you stop working. (In your defence, maybe you are not too familiar with the Social Security and its benefits) 🙂

  23. One option that never seems to get mentioned for a Non-OA is if you have continued with the health element of the social security, (having previously worked), that is also accepted and of course that is only 432 baht a month.
  24. In UK the price tag is an offer to sell it to you at that price, that is why mispriced goods do not have to be sold for that price. Maybe do you homework before you make blanket statements that are not true.
