  1. I can understand both sides.  Its illegal to rent for under 30 days.  Plus I think its in many condo rules.

If short term rentals are stopped 100% I would imagine the condo resale value and  over 30 day rental rates would go down.

I commonly see a new higher condo going up next to a condo I stay at.  Blocking the view, sunlight, as well as the noise for what must be years.   This seems like this would totally  destroy  a condos resale value?

I guess there is no way to forsee  or protect from this?

I also think by looking at lights on from the outside and also how rare it is  to run into someone on my floor I think many condos have a <40% active living rate.    Do people buy these for investment?  Or just so much money they want a place to stay when they visit?

  2. I agree with the last post.  I was going to suffer for 4-5 days and wait for off color fluid or worsening of sinus or lung issues before antibiotics.  I guess you can go to a hospital for a swab test?  This time I seem to have improved.    It is no fun to wait when you have had the miracle improvements  like I have With a zpack.

  3. Thailand  is unique.  Clean hands you  say.   3 nights in the village.   Nice to have cooler weather.  Knock on wood but I appear to have survived the food.  But gf and of course me avoids the rotten fish in her somtom at advice from  bkk doctor.  How do these people survive eating the raw whole shrimp and squid and shell snail things.  I understand cooking finely diced seafood in line juice  aka ceviche like in Mexico.

  4. Yes I am aware of a antibiotic overuse.  That's why I held off.  One time I was coughing up much green fluid I could hardly  breath.

Maybe its the sweating then going on cold bts rides  or into cold malls.  I will wash my hands more.  Cleanliness, proper storage temperatures and clean hands and surfaces in Thailand  are scary.

  5. This is my 8th trip to LOS. About 7 months total. 2 previous trips I lost 4-5 days due to a respiratory issue.  One time I think I got something in bkk while on a tuk tuk in the rain or was it the mouldy smelling room aircon?.  One time I ruined 4 days on koh samui.  Missed out on diving.   Just layed around resort for 3 days.  Both times  much fluid from sinus and lungs.  Green and yellow.   Both times a zpack cured me.  Results dramatic by day 2. Azitheomycin 500 mg day 1 then 250 mg for 4 days.

This trip I waa in bkk.   Got the scratchy throat feel then swollen glands. Not much sinus  drainage at first.  Did get a cough.  Some fever and muscle aches and Tired. Clear fluid so far.  Not coughing up much and fluids clear this time.  Seems to be getting  better.

Why do I get these? I travel with a zpack  now but didnt use it this time.

I had the flu shot in USA a month ago.  Is this flu or did I get a cold in Thailand?  Haha

  6. It seems face scanners would be a good way for condos to stop this.  I assume there is some % brown envelope to condo management for each airbnb.  Just 100 baht/ day rental cut for 20-30 units in a condo complex would be a nice bonus for the top staff.    I read where some condo made fingerprint copies for renters to use.  I'm afraid that's past my tolerance level.

I'm thinking some of these Airbnb people will still be able to let past customers stay.  Just using private contact info and cash payments which thai government will be hard pressed to investigate.

  7. Well I'm staying in a 2200/ night hotel room in the asoke area for sentimental reasons and not enjoying the confines.  Maybe  25 m.  It does not feel like home.  This is my 8th or 9th trip in 3.7 years,  my average stay has been 3 weeks plus.  2 times  close to 60 day limit.  One month stay I learned about the overstay penalty.  I seem to like to travel around so renting for 30 days isn't an option.   This is far to long to stay in  a small  hotel.  Some of my favorite stays have been the 500/nt homestays often used by Thais.

So what bout when you guys bring lady friends home.  Do your  neighbors like this?

Expect worse to come, especially increased prices. Thailand will be introducing land and property taxes that will be particularly onerous on people doing short term lets. The change in the law is one way to penalize the people making a fortune with AirBnB though it has not been billed as that. The increase in taxes will be passed onto the consumer. Soon those praising ABnB will be wishing that hotels would make a resurgence. Just like the Grab and Uber crew will be reminiscing about the glory days of taxis.

    Mark my sage words.

    Rooster

I think rooster  is correct.  I thought the new tax proposal was specifically to target  hotel competition.

  9. Well we had a couple airbnb cancellations but ended up within walking distance of icomsiam.  Now I understand why many wont be doing a crowd like that again.    Firework show was intense, repetitive  and brief by USA standards.   A little over 5 min compared to 15-45  mins.  Almost needed hearing  protection.    Crowd control here and ingress egress are not ideas Thais comprehend it appears.  Could have easily been a dangerous stampede upon or human crushing at exit time.  A severe bottle neck on the south corner of the building.

  10. I can understand  both sides to this issue.  I think  I don't don't cause any more disturbance  on a condo but cn imagine the real party people have.  Some of the condos I have stayed at have been professionally decorated and make you feel like you are at home or in an art gallery Museum.

It's so nice to have a knife and cutting board and coffee machine and toaster and microwave and refrigerator so you do not have to eat meals outside every meal.

Anyway the latest update is I have been refunded both of the canceled condos including the fees.  Customer service said it is  rare against policy but they totaled up my 10% sorry coupons from both cancellation plus the difference in price for the booking of my current stay and the original and deducted it from a upcoming stay

2500 baht  total.  Really not a very satisfactory outcome considering it was so hard for me to find bookings at the last minute in the Asiatique area due to the holiday.  I would say hotel bookings must be in the 99% range this holiday season.   I do have to say Asiatique was very busy and as far as Chinese consumers not spending as much as westerners it is not true when you are talking about a eating event like Asiatique. The current place is a nice little hotel but the room is small and only a refrigerator and a sink so much reduced enjoyment Factor compared to the original 45 m condo overlooking the river with kitchen and seating couch TV area.

I think anyone who buys a condo not considering that all the rooms will be full one way or the other and have been enjoying condos with one or two permanent tenants per floor are going to be surprised with reality  in the future.

From what I understand a person on a 30-day tourist visa does not need to have time's at all and cant get in trouble  upon  leaving Thailand.   Some people talk about having safety and fire rules the same as a hotel or whatever if your condo is safe for you it should be safe for a person renting your room by the day. Overall I'm disgusted by you old curmudgeon stick-in-the-mud types and I think ilk like you are one of the problems in the world today.
