  3. I do minor repairs change leaky taps, I have added additional sockets/lights and taps at my cost, the owner never complains about that. Ask him about AC he says we are using it so we should pay for any repairs, I think his biggest problem is he had to reduce the rent, he or family own 4 town houses on the Soi. From what I know he did not return the deposit to previous tenants when they left.

  5. My contract is very basic, nothing about who is responsible for repairs.
  6. I think anything which is permanent feature that can’t be taken away if you leave should be owners responsibility. I rented my apartment in the U.K. I was responsible for repairs to the white goods as well as the heating system. My previous owner was no problem, any repairs just deduct the cost from the rent.
  7. We rent a house, recently the water pump started playing up, the owner come round, they changed it out for a second hand one which was no better. He reluctantly fitted a new one but asked if we would go 50/50 for the cost, around 6000฿ nope it’s your property, The neighbour same owner has problems with the AC, it’s been ongoing but he apparently saying it’s not his responsibility to repair/replace it. He doesn’t speak English, I suggested to the neighbour a Thai get it repaired and deduct the cost from the rent. There is nothing in the rental agreement which says the tenants are responsible for repairs, ok I don’t mind minor repairs or servicing the AC. Is normal for a tenant to be expected to pay for repairs ?

  9. No problem, yes the selfie is the biggest problem, I set my account a few years ago and security was a bit more lax.
  10. I used Key Visa, I don’t drive so it was a bus/taxi to BKK to submit the application then similar to collect it. The Key Visa fee would have more than covered the cost of the taxi fares, if I used the bus Pattaya to Ekamai then transport to VFS, a long day I don’t need.

  13. I used Key Visa to renew our sons U.K. Passport, took 17 weeks, not their fault though, I enquired at Key Visa to renew my U.K. Passport, they said 2 weeks ?

  15. Contact your bank and up a transfer with your bank to Wise account, once the transfer details are on your account every time you want to transfer to Wise the details will be there.
  16. I live central Pattaya, the only deliveries I receive are from couriers, 3/4 letters/goods have never been delivered sent with Thai Post one last week from Bangkok. There must a huge warehouse with undelivered mail, i some times think if the address is in English they don’t understand it.

  18. Isn’t a e-visa done online, you apply if accepted they email the visa to you, no need to send your passport anymore ?

  20. You can use your Bangkok Bank Card at krungsri banks atm 2 times in 1 month no charges. My biggest complaint is people paying with their phones now, it takes forever, either the person doesn’t know how to use it or the system is very slow.
  21. Airlines must stockpiles of fuel as there very few flights during height of Covid ?
  22. The Car Rental companies got rid of their cars during Covid and now can’t get enough to supply the demand.
