Soundproofing a top floor condo
Yellowtail replied to Bassosa's topic in Real Estate, Housing, House and Land Ownership
Vector Thai is a distributer of Rockwool and they also sell sound attenuates. Unless the noise is generated on the roof, I think it is more likely coming through the walls, windows & stairwells than the roof. -

You might want to install baffles and sound attenuating foam or panels. Before you do anything, read up on it. -
Were it me, I would look around for the closest decent looking air-conditioner shop close to your home. 1. Look at their products 2. Figure out exactly what you want 3. Go home and get pricing online 4. Go back to the shop, tell them what you want and have them come out and look at the installation and provide a quotation. 5. Compare the pricing from the shop to the online pricing and if you think you need to, hammer them down. Or if you know what brand you want contact the manufacturer and ask for the name of authorized dealers in your area and go from there. The last three units I bought, I bought from a shop walking distance from my home.

I'm sure the compressors have at least a 5-Year warranty (Carrier has 10) so if they are leaking I would contact Samsung directly and have it addressed. While copper coils are better, they are much more expensive to buy than aluminum. Many/most manufacturers use both. The cheaper units have aluminum coils while the higher-end units have copper. This is the primary reason higher-end units are more energy efficient. Copper coils are relatively easy to repair while Al coils generally have to be replaced if they are leaking.

Help with the new Toyota Yaris that I have just bought.
Yellowtail replied to Keith5588's topic in Thailand Motor Discussion
In all fairness, given how much better tires are now than they were, it's not as important as it once was. I don't think I've had a flat in ten years... -

It is worse than useless. I think it improves city mileage and helps satisfy environmental requirements, which is why you have to turn it off every time you get in. -
Whats the future?
Yellowtail replied to GinBoy2's topic in Real Estate, Housing, House and Land Ownership
A lot of variables and every situation is different, but generally, if you are not going to use it, you can't rent it, you have no one to watch it and it is not likely to appreciate in value, the sooner you can get rid of it the better. I'm 63. I'd rather have $10K in a brokerage account than a house "worth" $100K in another country that I can't sell, I can't rent, I have no plans on using and that my wife does not care about. If I relocated back to the US and was planning on visiting Thailand for a month a year, I would not want to spend a week of it getting my house straightened out. -

Is 15/16 not a fraction? In any event, it's not hard for me to believe that a high-spec, custom built home designed for a westerner in a remote area could be difficult to sell for 10-20% of the cost. A lot has to do with the land value to build-cost ratio. If you spend five million to build a house on a 100k plot of land you're in bad shape when trying to sell, and the home absolutely depreciates while the land generally appreciates. Nothing wrong with it as long as you're not overextended, which I do not believe the OP is. -

Nothing good happens to vacant properties. Any competent, reliable in-laws? Is it in an area where you could rent it? hire Is it in an area where you could hire a property management company? If it's in Bangkok I might be interested... -

Same joke but in a cannibal butcher shop. Republican brains: $10 kg Independent brains: $50 kg Democrat brains: $100 kg What makes the Democrat brains so expensive? You know how many Democrats it takes to get a kilogram of brains? -
Dye testing is nice as well as it is better for finding small and multiple leaks, and stays in the system helping to find future leaks.

You have a unit that is only 4-5 years old and have apparently had to replace both coils after only 3-4 years, and have had several techs out since then? Why would you not call the that changed the coils out to start with if it was still leaking? What happened to the dealer you bought it from? What brand is the unit? I would think about getting the manufacturer involved.

Once when I got pulled over in upstate New York the cop cop asked if I know why he pulled me over. I answered: Drunk driving? Another time under similar circumstances in Florida, when told to walk a straight line I told him that I could walk I wouldn't be driving.... -
When the refrigerant starts to get low, the evaporator coil should start frosting/freezing over. Is this happening? Air-conditioners do not "use" refrigerant, if it is low, it is leaking. Leaks that are not relatively obvious can be hard to find and are often difficult to fix. Is the coil aluminum or copper?

Again, if money's tight, it's not a great option. I have seven air-conditioners in my home and only one is a cassette. Advantages: Prop-fan rather than wheel-fan in the evaporator (quieter and more efficient) Fan in the evaporator never gets wet (coil goes years without needing to be cleaned) Filter is bigger (requires cleaning much less frequently) Filter is oriented horizontally and is higher (less dust) Return air is generally drawn from the center of the ceiling (more efficient, , improved circulation) Conditioned air is generally distributed equally about the perimeter of the room (more effective cooling, improved circulation) Conditioned are can generally be directed in 1, 2, 3 or 4 directions Condensate is pumped out rather than relying on gravity ("drain" never clogs) Disadvantages: Cost Have to stand on something to remove filter
