  1. It certainly is a pain. Prior to requiring insurance it was very popular. Provided almost 2 year stay and did not require having funds in a Thai bank. Not popular now.
  2. This is a very common post of yours and clearly due to bad personal experience. Extension based on marriage is an excellent option for married folk. Granted more paperwork however sweet deal financials.
  3. Yes .... Think best policy for those not using pension but rather rents, shares etc ..is to make a transfer of consistent amount same date every month. Currently I'm transferring 100k on 15th of every month. CW.
  4. That's correct and in addition to extension from a non O-A based on marriage insurance is not required, however first ever extension from a non O-A needs to be based on retirement.

  6. There are approx 75 immigration offices and silly to list rogue offices everytime a post is made. The main culprit in relation TM30 is CM.
  7. I thought that way also, however from the thread I posted earlier this is written as clarification regards para 2.2.... "The second paragraph is stating that if a person on a multiple entry visa or has an extension of stay and enters using a re-entry permit a new TM30 report is not required."
  8. Few things going on. Yes you would not require a TM47. Just checking that is was in fact your FIRST extension. As for TM30 that should have been sufficient. No idea what the io issue was. Perhaps just being difficult. As regards agent...just a suggestion as time running out. You have financials etc in place. Perhaps an agent can "make it happen"
  9. Two things going on here. The one year lease is rubbish from the io. I would obtain a throw away 12 month lease with owner. The other aspect relates to TM30. Thinking that you have not done a TM47 with CW? Since you have had issues you could consider use of agent to smooth the lease issue.. Surprised this occured at CW.
  10. Exactly. Anyone entering Thailand on visa exempt or tourist visa and plan to apply for 30 day extension should ask hotel if they can provide screenshot of TM30. If NO...Don't check in. Airbnb seems common problem.
  11. OP, as @Caldera pointed out you will need to attend LakSi immigration IT square. You can use the Red Line now. Appointments available You most likely require a TM30. Print shop to left side of entry to immigration
  12. OP, that is really disappointing. You should not require a one year lease for your first extension. The io was unreasonable especially if you explained that you are thinking of moving. You could discuss doing a non binding lease with landlord.
  13. I will attach a thread that outlines the changes made in June 2020. Sadly some immigration offices have ignored this change eg CM. If you are on continuous stay based on extensions etc and travel throughout Thailand to various provinces you do not need to file a TM30 when you return to your residence. Also if you travel internationally and return with eg reentry permit then again you do not need to file a TM30.   14. You are correct. The OP is on continuous extensions, don't understand why he needs a TM30. Perhaps it's immigration office specific same as CM.
  15. Ridiculous post. The guy will have been out of Thailand for 7 months when he next visits and is looking to stay for 8 days. His alternative would be SETV. OP have an accommodation booking to show (even if you don't intend to use it) Obviously have your onward flight to present and cash on you.

  18. There certainly has been recent change in regards to TM30 at some immigration offices. Some reports from Jomtien that TM30 has been required for some dealings with that office. There has always been some offices that ignored the change in rules in June 2020. CM being the main rogue office. The OP seems to have had rejection from online report.. That system can throw up weird rejection First time I have read rejection as reported from OP at CW. Hope it's isolated.
