I wouldn't count on no seasoning anywhere. Even Savannakhet now require 2 months seasoning and reports that if not seasoned then a single entry non O is issued. Just one person's opinion.... I don't see big advantage now in obtaining a ME Non O marriage. You can border bounce for visa exempt and obtain non O at immigration with 400k in bank on day of application and obtain 12 month extension with in the last 30 days. Buy reentry permit. Bingo.

1. Yes 2. You don't need to apply 2 weeks early. And yes you can obtain reentry permit that covers under consideration period as per advice above. -
A non O-A (retirement) is obtained in passport country and requires insurance. Any extension of permission of stay (12 months) requires insurance. At some point if extensions from a non O-A is changed from based on retirement to based on marriage then insurance is not required. A non O retirement can be obtained at most Thai consulate and embassies in home country or elsewhere. The application for the non O and subsequent extensions does not require insurance. If someone had a non O-A and is not married to a Thai then only way to get out of insurance requirement is to exit Thailand without reentry permit that kills off the non O-A. Can even do that with a border bounce Reenter Thailand visa exempt and obtain non O retirement at local immigration office. Not difficult

The 180 is cumulative in any given calendar year irrespective of how many times you exit and reenter.

He is right. For next extension based on retirement just have 800k in account 2 months prior to application. Note your wife will need to attend immigration office. For others thinking about this change ...is it purely less paperwork etc. The financials for extension marriage very easy compared to retirement

Any condo apartment etc can do TM30 for guest. When they do that they receive a confirmation meaning a record of that. They can screenshot that record.. That's all you need

You do not need to attend immigration when you border run etc however the apartment owner will/may need to provide you with updated TM30 Depends on immigration office and type of extensions you are living in Thailand. For those on eg visa exempt and looking to attend immigration for 30 day extension then immigration most likely require a TM30

Then zero issue. You can ask for screenshot of TM30 filling. What you did is best practice. If they replied "do it yourself" then run Forest run

Correct....however as per my post above. If owner/agent will not confirm them doing TM30 then move on to next apartment/condo.

That is true however by way of example my Thai partner has condos and one townhouse. Currently we have 2 farang. They both require TM30 and in the case of one who is a teacher they require new TM30 every time they renew contract with school. Our letting agent takes care of that. Long winded reply but I urge any farang living in Thailand to clarify TM30 prior to signing lease/moving in

You do not need to attend immigration. Prior to moving into new apartment you should have made clear to owner that they will do TM30 and provide you with record of that.

He doesn't need a Thai wife. He can enter Thailand as a tourist and receive visa exempt stamp. It's only the airline at departure that may wish to see onward flight -

OP, just have proof of return/onward flight within 60 days. That may be required by airline at departure. That's it! -

In the interest of simplicity, Immigration has a tendency when referring to "income" to use the word pension, you are however perfectly free to believe that only those with a "pension" can use the income method. Please post ONE report of UK, USA, AU citizen being able to obtain 12 month extension based on retirement, for first or any extension using income method After all the OP is UK. Also some (not all) immigration offices are asking for proof of "income stream" and not accepting income from eg rents. Some offices don't care just wish to see monthly transfers. Consistent date is advised. In any event all irrelevant to the UK OP that does not even have a Thai bank account. You seem unaware of current difficulties in opening a Thai bank account. Would make it more easy if op obtained non O retirement in UK prior to entry.

OP, you did not indicate how long Thai wife has lived in UK. When I first came to Thailand I read "you can take Thai lady out of Thailand but cannot take Thailand out of a Thai lady" Quite possible she missing Thailand and more so family. I live in Thailand for weather. No offense but you thinking she is happy with UK weather. If you are not able to live in Thailand ongoing due to age funds or whatever cut both your losses and kiss goodbye
