Some folk (expats) are living in Thailand ongoing. Some have tourist status. Some of those on tourist status will or will not have dealings with immigration. eg a visa exempt entry wanting a 30 day extension just needs screenshot from accommodation.

Just ask landlord for screenshot of TM30 filling and do nothing. If in future you have dealings with immigration for example... extension have photocopy of the TM30 screenshot.

Nothing wrong with your plan however that requires obtaining non O at Savannakhet. That requires an appointment and turn around is not now overnight. Perhaps end up couple of nights there. Alternative just do a border bounce turn around and enter visa exempt. Obtain the non O at local immigration office when you have the 400k in account Where are you located in Thailand

No. Would only be valid for the 90 day stamp from the non O OR if have applied for the extension it would be valid for till date they give you for under consideration period. It's of interest. So you did this in Bangkok. Did you use an agent? You could have supplied a COR so did you buy insurance? It might be easier to just exit and reenter visa exempt each time till such a time that you see a big enough time slot inside to do the ve to non O to 12 month extension. Re home visit ....that depends on your immigration office. Most offices would do home visit and you are required to be present

Have you previously obtained a 60 day extension to visit wife. That would provide time. If that option not possible then do a border bounce just prior to current expiry and reenter visa exempt. Obtain a non O at your immigration office minimum 15 days prior to expiry of your 60 day stamp. For the non O you require 400k in bank on day of application. That provides 90 day stamp. In last 30 days with the 400 seasoned for 2 months obtain your 12 month extension.

"Yearly visa" suggests non O-A or multi entry non O retirement. Don't think you mean that as you refer to extensions. Yes your friend can obtain a non O retirement visa and enter Thailand. In many countries eg UK, AU etc this can be eVisa. That provides a 90 day stamp upon entry to Thailand. If from country that does not provide "income letter " then to apply for 12 months extension he would need to show 800k in Thai bank account in his name only for min 2 months prior to application for extension. Assuming he cannot show 12 months of transfers of 65k (min) -
I have no idea of reason why landlord would not deal with TM30. Some suggest taxation reasons, personally don't buy that. My partner has condos. A couple have farang tenants. One (a teacher) requires a TM30 every time he renews contract with school. She provides her real estate agent with necessary docs and that's it. I just asked her what the agent charges and her reply "nothing". Long story about very little. Point is if owner will not/cannot provide TM30 then put line through that one. Some Airbnb seem reluctant to do TM30. This also applies to tourists planning to obtain an extension. That means dealing with immigration. Check accommodation will provide a TM30

Indeed. I deal with CW and when my extension is due I tend to read every post relating to extensions at that office. In recent years they insist on TM47 yet many years I never provided that. Last two years they wanted me to provide 12 month bank statement etc. Everyone should be up to date with their immigration office multiple personalities
