His advice is actually spot on. For future ME Non O you will require 400k in bank. Otherwise get used to obtaining a NEW single entry non O every 3 months or every 5 if every single time you extend your 90 day stamp with a 60 day extension. Talk about making simple into difficult.

Return on investment. OP no sense in buying if the property is for yourself. Better off renting. Condos in particular are often not easy to sell. I have purchased a few but not to live in or sell in future. I put them in my long term Thai partner name. (yes gifted).

If I'm reading your OP correctly you are obtaining ongoing (back to back) non O based on marriage. Where from? That provides a 90 day stamp. You then do what, obtain 60 day extension to visit wife or exit to obtain another non O or....?

You do realize that the 400k only needs to be in the bank for 2 months plus under consideration period and then can be used for living expenses. You seem to have a very convoluted plan of living ongoing in Thailand. The thread link posted in first reply covers requirements etc for 60 day extension.

Have you previously obtained 60 day extension to visit wife. You could obtain that and push your extension time to allow for trip. The under consideration period is generally one month.

You are confused. Good advice given above this post. You mention "short holiday" For flying visa exempt to Thailand the airline at departure may wish to see return flight. Guessing your friends have a return flight (or onward flight) within 60 days.

Why would you obtain a SETV when a visa exempt entry also provides 60 day stamp. The OP has confused Title. Seems he is asking about visa exempt entry however using the word Visa which is not uncommon. Has not contributed to thread since OP.

A standard 30 day extension no issue for attendance.. For 12 months extension retirement most agents send up country. No need to attend. Some agents in Jomitien deal with that office and you need to attend for the very point you outlined.

You are incorrect regards obtaining a reentry permit from a non O single entry 90 day permission of stay. You can obtain a reentry permit to enable trip out/return during the 90 days.

Using income method for extensions based on retirement you will need to show 12 monthly transfers. Some folk currently using funds in the bank would need to plan ahead and run both options at the same time. At the point where you can show 12 months of transfers at time of applying for extension then no problem Many immigration offices will just want to see the bank book or bank statement to show proof of 12 transfers. Personally I would avoid the combination method. In reality some immigration offices don't accept it

Jomitien has their own rules. Eg for 12 months extensions processed at Jomitien the agent will have you tag along to immigration. Google "Maneerat" located Soi 13/2. They will advise you on phone or Line cost and procedure for 30 day extension to VE stamp entry.

Yes. In fact some agents even do a pick up drop off service. Which immigration office. If you do it yourself you need a TM7, photo and some basic photocopies of pp and most likely TM30+ 1900b
