  1. These threads come up often With zero cooperation from owner/manager and no lease what advice are you expecting. More often these posts are related to Airbnb etc. You asked for useful suggestions and you seem to want to stay put. I suggest you contact an agent to look for a "get around". Fortunately plenty of good ones in Pattaya. Hopefully folk read about these threads and check on lease and TM30 prior to commiting to moving in. We have a few rentals in Bangkok and TM30, lease etc is handled by real estate agent. Short cuts usually end in pain.
  2. A non O is 2000baht. All extensions are 1900baht. Apart from that you mention .. "....and the 90 reporting is 1900" 90 day reporting is free. Can be done online, in person and via mail.

  7. Correct. Another consideration (minor) for some is that a reentry permit takes half page of pp. Be it single or multi.
  8. The extension is not a visa and causes problems when someone states that they have a "Retirement Visa". No such animal.

"he explained the volunteer visa was a scam roght from the top as it doesnt even derive from immigration or the department of business as the work visa does. " Non O volunteering (from agent) ended up a nightmare. To add to the pain those that remained without were able to obtain covid extensions. The OP won't have an issue.
  10. By all means get your reentry permit at same time as your extension. Think you misunderstood my post. For those obtaining a non O and subsequent extension that is two separate permits and if you need to exit during the 90 day period of the 90 day stamp you would require a reentry permit to protect that 90 day stamp
  11. I guess that isn't huge bucks but clearly the non O-A has lost its appeal especially for those that then move to extensions from a non O-A.
  12. Some folk like to get things "taken care off" out of the way. Makes perfect sense to me. The 12 month extension is added to current permission of stay. No penality for applying early.
  13. CM allows for extensions up to 45 days early. For most immigration offices it's up to 30 days early.
  14. It's important for readers to be aware that the reentry permit needs to be purchased AFTER the extension. If one was to buy the reentry permit just after obtaining the non O retirement that permit would only be valid till the end of the validity of the stamp from the non O .
  15. Never read one report of que. Personally done approx 10 at airports and most I have ever seen is one or 2 max in front of me. Most often no one. The process takes few minutes. Good idea to have the TM8 all filled in and ready to go.
  16. As you are aware. At BKK the reentry permit desk is just after security Zone 2 and prior to immigration. At DMK the office is just the other side of immigration. You can see the office from where you are stamped out.
  17. Folk report of it still being required at CW. personally I have for last few years just provided a printed map of flyer from my condo complex photocopied and thats accepted. The map only needs to include dwelling to closest main intersection.
  18. That's your issue. Overlook my post. Read the other post after mine. Obtaining reentry permit at immigration is convenient for those within a stone's throw and did not bother to obtain reentry when they obtained their extension. To post airport is risky is wrong. It's a quick process and that has been posted over and over. What do you even mean by .... "versus waiting until you are at the airport within hours/minutes of your flight's departure". How often do you fly internationally. "Minutes of your flights departure" Please!!
  19. Please point me to ONE report where reentry permit was not possible at international airport. If the office is unattended you would just draw that to someone's attention. It just doesn't happen that reentry permit not available at eg BKK, DMK etc
  20. Please post pic of any of your residence certificates that has an expiry date printed on it. I can post my most recent one however it's waste of time. There is no expiry date printed on it. In Bangkok my understanding and reinforced by agents is 30 days. This is not a new topic. There will be posts of "my immigration office accepts residence certificate up to 90 days" BTW the op is about license renewal. For anyone that has not obtained a residence certificate this is what one looks like.
  21. Wrong. The validity has nothing to do with current permission of stay. Read my post earlier with statement from agent. An agent that would be assisting folk with TDL on a daily basis. Please post fact over what you imagine.
  22. Please show where this advice comes from. So your stating that if I just obtained my 12 month extension and then applied for a residence certificate it would be valid for 12 months? Rubbish.
