Come as a tourist, pay tourist prices. There are plenty of clean, comfortable hotels in the 500 - 800 baht price range. There are also plenty of good restaurants who can serve up a good meal for 200-300 baht, even less if it is traditional Thai. Tourists don't know where to look, and most will also have a language barrier. In CM and CR, costs of long-term rentals and condo purchases have stayed static for more than a decade.

OP, what is your monthly power bill? Mine is 400 baht for the condo, 300 baht for the house, which is not used as frequently. I estimate from my previous two billings at the condo the aircon, used every day in the afternoons and evenings, cost me about 250 baht/month extra. The cost of a massage. Fess up, please.

He touts ivermectin as a prophylactic against COVID, when there is ample evidence it is ineffective. He makes his money on YouTube, as he can't cut it in his selected profession. I wonder how many people he has killed, who followed his advice. I guess that's a statistic that won't see the light of day.
