Also remember if you are a non resident you loose your Medicare entitlements so if you get sick and go back to Oz for treatment you could have problems.
good point. Medicare expires after 5 years. Not could but will have problems until establishing residency again usually 6 months

Try travel more around the world and see how BTS fare compared to the rest of the world.
Your very delicate. Que max wait about 2 mins but usually 30 seconds. Ive used public transport everywhere including Asia in my travels over 20 years. if you cant wait 2 mins to swipe then stick to taxis , only takes 1 second to enter.

I'm a daily user of Bts during rush hours and comparing to subways In Singapore, China and Japan which is cheaper, more efficient and user friendly.
Why compare to the West, they are way behind Asia in terms of connectivity. Always compare to somewhere who is better if you want improvement.not user friendly.?
You swipe your card and board the train. Or did you want staff to hold your hand and walk you up?

There is one shop I think on 2nd or 3rd floor that sells Polo style shirts and shorts in Rich high quality cotton in xxx sizes but they not cheap but probably the best quality you will find in Bangkok. I dont member the name sorry but it stands out and its a corner shop. Im 6,3" and have the same problem

1 minute ago, steven100 said:ok ..... I think you maybe correct on the pro rata basis ..... so every year under 35 the entitled rate would go down. I just think that two years is way too long to give up family & friends and an established life here in Thailand, and Australia is expensive .... try renting a 2 bedroom apartment or a house anywhere. Maybe a hotel, but two years in a hotel room ??? no thanks.
Why do you need a 2 bedroom? check out Air BNB, easiest way and no need to pay a months deposit or sign a contract. Im heading back for 6 months and thats what I will do

No guarantee of approval as I believe one has have to have been in Australia or worked in Australia 35 years minimum.
I think you still get if under 35 years but on a pro rata basis. A shithole? I rate it as The best country on the planet

I’m very tolerant but will bulldoze them out of the way if needed. Hotel reception like this as queue moves quickly.
Wear ear defenders for peaceful life.
For even more peaceful life then spend more money on hotel as Chinese are cheap Charlie #1.
When Im in pattaya and they engulf the footpaths on the way to walking st I just slam into them and keep going..most of them are texting and the look of genuine surprise that I didn't walk on the street for them is priceless

So from your comment I'm guessing that living in a hotel for 2 years would not be accepted as re-establishing residency, but renting an apartment (perhaps on an annual basis and renewed for a second year) would be accepted?
You can live where you like. On a boat ,caravan..anywhere but you will need some type of permanent residence to receive mail and so they can log you in their system. If you travel a lot There are companies on the internet that for a fee will provide you with an address and forward mail after scanning it
Forget Western Australia hotels they are crazy expensive. Your better off looking at air bnb https://www.airbnb.com/

Walk around with a huge wad of 1000 baht bills bulging out of every pocket in your pants and shirt.

Of course they are! I definitely trust them to consistently squeeze every last baht out of you by saying every single thing you want to hear.

The topic is about buying a condo in Pattaya for investment.
Bangkok is very different, not least because areas like Asok are heavily developed and in significant demand. Quite how high the demand will be when they have knocked down all the small shops and bars and replaced them with high-rise condos, I dont know.
Either way, the same cannot be said for Pattaya which has huge areas of completely undeveloped or minimally developed land even right on the beach, and much more as you move away from the beach.
I know . I replied to your post that said "Thailand" is a poor investment. BKK is in Thailand
