I get a number near the bell, I click on number near the bell and I get a list of the notifications, I click individually on each of the notifications, none will open... What am I doing wrong?

True of course. History (some of this from gossip) old company in CM went into hibernation about 20 years ago because founder too old to continue. About 10-12 years back his 2 sons returned to LOS after studying civil eng. and marketing abroad. Father gave the dormant company to the sons who did some research and discovered there was a good market for good quality moo bahn villages, and overall CM folks are not poor plus a sizeable influx of well healed BKK folks wanting to buy good quality/good size land & house for the future. Ours was the first village in the reopened dev. coy., and they have establshesd a very good name, now on about the 10th village.

Developer is checking with the builder on this point right now. Developer came to look and was a bit horrified. He took sveral photos and says he's sent them to the builder, waiting for a response. He's concerned is that the same might develop in many houses in the same village and in other villages they have developed.

Previously checked this before we agreed to laminate: - The actual step is hardwood including the front of the step then all covered by laminate.

Top floor of house has laminate flooring, installed when houes built 10 years ago. House in a good quality gated moo baan. Builder & developer good reputation for quality materials/quality construction/good attention to detail etc. House came with 1 year warranty (now well past the warranty period). As in the photos there's just one spot where the 'plastic/laminate' around the curve of the step has started to peel. Total 24 steps, no peeling or disintergration on any other step. No obviousreason/factor why th peeling should be on the top step or any step. Took photos to Global, Thai Watsadu, Global, Home Pro asked if they have any suggestions or if they could share name of repairs person. Total blank response. Hoping a member can share some advice or share the name of an experienced 'technician' to do repairs. Thanks.

The benefit to me is that I never have to reapply for renewal of a so called retirement visa or any other visa. For many visas there's some chance renewal will not be approved. Plus the work involved to prepare all the documents every year, plus the costs of renewals. However also note that PR is not cheap. There's a fee to submit the application and a substantial fee to be paid (once only) if PR is approved. There's also the 800,000Baht in the bank factor for some visas, funds that are tied up for many years. Not required at all for PR holders. For PR holders theres no 90 day or any other reporting. PR (Certificate or Residency is the correct term) is issued for life, it expires on the death of the holder. Once issued the holder never has to go to an immigration office again except: - To get an exit/re-entry stamp (very mechanical) - To get the personal PR book replaced if the pages are full. For both these items there's no interview, no reconsideration whether the PR status should continue. For me the main benefit is that I have a 99.9% guarantee I will never be separated from my wonderful and very loving/caring Thai family because of a visa enewal issue.

The 3 years item is stated in the regulations. When I applied (27 years ago) I went to Soi Suan Plu with my agent, we lodge the full documents, an officer appears sudenly and siad in perfect English 'Do you hav one hour or a bit more right now, I'll do your interview now. We went to another room and the interview proceeded ... He started by looking at the work permit copies/current WP book. and said: - The regulations say 3 years but in reality we don't accept PR applications unless the foreginer can prove WPs for 7 years or more. I was lucky I had proof of about 10 years.

And the person would need to have proof of holding a Thai work permit continuously for at least 3 years and still holding that work permit when they apply for PR. Also the applicant needs documented proof their personal Thai Tax returns have been lodged and fully paid/cleared for the same period of time.

My guess (repeat guess) is that their business model is to ensure nothing reduces total revenues / total margin. If you/I use Kplus or a similar app then there are fees, perhaps small but over a day, a month, a year the total loss because of bank fees is quite large. On the other hand I've heard before 7/11 do accept some cards, and that would mean paying merchant fee or similar. So ?

Keep in mind that: - The failure rate of applications for PR is very high. - There's a maximum number of approvals each year for each country (last I heard it was 50 per country, for the countries on the list) - I got PR 26 years ago, the total number of actual approvals for my originl country for that year was 5 (as per point just above max. allowed was 50.)

And it means that Kasikorn have good understand and policies in regard to default risk. CCs are a nightmare for banks globally, most risk, most resources needed to follow up/ gain payments (for both thais and foreigners). Thais are domiciled in Thailand and can be sued forpayment. In 99% of cases Foreigners can easily/quickly disappear and way too difficult for the Thai bank to sue them for payment of their CC debt. Unless of course the card was issued on the basis that the bank holds a deposit, probably same amount as the credit limit on the card. It's all about risk management. -
And he needs to be more realistic, there's a couple of items that the military could roll out, have him charged and banned from any policical activty for 10 years or similar. Already been said, his well qulaified legal eagle colleagues should have done more work a couple of years ago to put the share item to bed forever.

I recall early days in nationla service. One new recruit decided to mr.smart guy and refuse orders on everything. He soon got the resy of the platoon very annoyed and got a couple of severe beatings. He kept it up. One of the training sergeants suggested - Buy some toothpaste with aa strong anti everything additive, hold him down in he shower, pull his u'wear down and rub all the toothpaste into his hangers. They did, he was in sever pain for a few hours. From next day he complied without comment to every order. Also heard of old fashione show polish being used same way, that also apparently brings severe pain.

I know in Australia medical institutes linked to sports organizations push sports people and their coaches, trainers etc., to never use sports clothes and underwear made from polyester type fabrics, pure 100% cotton only.

If you mean is the 7/11 operations in Japan also subject to secret shopper monitoring/checking, then the answer would be yes. Many companies/business operators, pretty much all industries, all countries have some form of checking of what's happening inside their stores/premises/factories/offices... Why would this NOT happen in Japan? The reasons are obvious.

There's a number of points re the operations of 7/11 in Thailand. CP holds the master franchise for Thailand, from the actual global brand owner in Japan. It's been mentionedbefore there's a quite small number of Thai 7/11 operators who hold a ffranchise agreement direct with the master brand owner in Japan. However perhaps 99+% of the Thailand located stores are under the CP franchise. But that doesn't mean CP can change the operating regulations etc. They can't. The brand owner makes the overriding rules and regulations. The brand owner in Japan directly employs a team of 'secret shoppers' who go into all stores globally (no uniform, no badges etc) do inspections, buy things, ask obvious/stupid questions, check cleanliness etc., and this is all recorded. The secret shoppers complete online surveys etc., all goes directly back to 7/11 master owner in Japan, not through CP. It is possible some 7/11's are deliberately located to pull customers away from family mart, Lotus s etc. But also possibly true that the master brand owner insists/demands that every store must produce a certain level of revenue / margin / turnover etc. Because the master owner gets a %. It's been posted here before that nobody would be game enough to challenge CP. That's not true, the brand owner in Japan can/does cancel franchises regularly. Re Thailand there's several very large corporations who would love to get the 7/11 country franchise if it was available. Central Pattana might be an example, and Central Pattana has vast, successful, long-term retail operations in Thailand.

'Trumped up convictions' ? He broke the law, serious laws, and the ensuing trials were fair and balanced and went through the enacted processes. In several cases the specific evidence has been made public; he was obviously guilty, and he was convicted and sentenced to jial. Your version is way less than correct and way less than truthful. And don't ask for specific examples, it's all been on these threads several times before.
