ored, so My Thai wife was a doctor of medicine and an orthopedic specialist, sadly now departed. She died of lung cancer from her fathers continuous chain smoking, as did her 2 sisters and her mother.

There's a dedicated online visa site operated y the VN Immigration Bureau, in English for online visas to enter VN at Ho Chi Minh City or Hanoi. The online site is easy to use and all done in 24 hours. Once issued print a copy, arrive at the arrival airport and go straight to the 'foreign passports' lines. No hassles at all. I've used this method about 10 times, always worked well. I've visited both cities many time to lecture at VN universities, everywhere I went people were friendly, helpful, and polite. Yelling/loud talk/being demanding is not appreciated, the locals will just ignore you. Had one US American professor tried to berate, be abusive to the students (*all around 19 to 25 years old) about the VN war 65 years ago. Students quickly contacted the dean who promptly came to the classroom and told the professor to cease and insisted the professor leave the campus immediately , contract to teach cancelled, and go back to hotel. If needed call the uni admin and they would help to get an immediate return to US booking. Not difficult to find English speakers. Both cities and the regional areas are quite clean. Food is great and easy enough to find western food, good prices. Plenty of large well stocked clean supermarkets with lots of western products, reasonable pricing. Taxis can sometimes try to overcharge, but doesn't happen that often. Common enough in many countries. It's not a good idea to hail a very small taxi, the interior space is just big enought for a small VN person. Westerners won't fit in. Hope this helps, good luck.

Do you have any suggestion where I could buy the item in the photo, anywhere in Thailand, personal shopping or online? Or do you have a specific industry 'name' for the item, so that I could search online? Any suggestions much appreciated. Thanks again.

Perhaps this is possible in some extreme situations where there is BOI approved investment but I doubt it. Further into the above quoted legal services website: " What Are the Benefits of Being a Permanent Resident in Thailand? If you are granted Permanent Residence in Thailand, you can avail these advantages: You can apply for an accessible work permit;" This conflicts with an earlier clause in the law company webiste saying that PR holders don't need a work permit. And there's more errors in the law company website. The reality from the actual experiences of hundreds of PR holders: For standard situations where the foreigner is an employee of a Thai company then Work Permits are definitely needed*, as a serious pre-requisite to gaining PR and after PR is approved. (*And to get a work permit the foreigner must be employed by a Thai registered company.)

True of course. History (some of this from gossip) old company in CM went into hibernation about 20 years ago because founder too old to continue. About 10-12 years back his 2 sons returned to LOS after studying civil eng. and marketing abroad. Father gave the dormant company to the sons who did some research and discovered there was a good market for good quality moo bahn villages, and overall CM folks are not poor plus a sizeable influx of well healed BKK folks wanting to buy good quality/good size land & house for the future. Ours was the first village in the reopened dev. coy., and they have establshesd a very good name, now on about the 10th village.

Developer is checking with the builder on this point right now. Developer came to look and was a bit horrified. He took sveral photos and says he's sent them to the builder, waiting for a response. He's concerned is that the same might develop in many houses in the same village and in other villages they have developed.

Previously checked this before we agreed to laminate: - The actual step is hardwood including the front of the step then all covered by laminate.

Top floor of house has laminate flooring, installed when houes built 10 years ago. House in a good quality gated moo baan. Builder & developer good reputation for quality materials/quality construction/good attention to detail etc. House came with 1 year warranty (now well past the warranty period). As in the photos there's just one spot where the 'plastic/laminate' around the curve of the step has started to peel. Total 24 steps, no peeling or disintergration on any other step. No obviousreason/factor why th peeling should be on the top step or any step. Took photos to Global, Thai Watsadu, Global, Home Pro asked if they have any suggestions or if they could share name of repairs person. Total blank response. Hoping a member can share some advice or share the name of an experienced 'technician' to do repairs. Thanks.

The benefit to me is that I never have to reapply for renewal of a so called retirement visa or any other visa. For many visas there's some chance renewal will not be approved. Plus the work involved to prepare all the documents every year, plus the costs of renewals. However also note that PR is not cheap. There's a fee to submit the application and a substantial fee to be paid (once only) if PR is approved. There's also the 800,000Baht in the bank factor for some visas, funds that are tied up for many years. Not required at all for PR holders. For PR holders theres no 90 day or any other reporting. PR (Certificate or Residency is the correct term) is issued for life, it expires on the death of the holder. Once issued the holder never has to go to an immigration office again except: - To get an exit/re-entry stamp (very mechanical) - To get the personal PR book replaced if the pages are full. For both these items there's no interview, no reconsideration whether the PR status should continue. For me the main benefit is that I have a 99.9% guarantee I will never be separated from my wonderful and very loving/caring Thai family because of a visa enewal issue.

The 3 years item is stated in the regulations. When I applied (27 years ago) I went to Soi Suan Plu with my agent, we lodge the full documents, an officer appears sudenly and siad in perfect English 'Do you hav one hour or a bit more right now, I'll do your interview now. We went to another room and the interview proceeded ... He started by looking at the work permit copies/current WP book. and said: - The regulations say 3 years but in reality we don't accept PR applications unless the foreginer can prove WPs for 7 years or more. I was lucky I had proof of about 10 years.

And the person would need to have proof of holding a Thai work permit continuously for at least 3 years and still holding that work permit when they apply for PR. Also the applicant needs documented proof their personal Thai Tax returns have been lodged and fully paid/cleared for the same period of time.

My guess (repeat guess) is that their business model is to ensure nothing reduces total revenues / total margin. If you/I use Kplus or a similar app then there are fees, perhaps small but over a day, a month, a year the total loss because of bank fees is quite large. On the other hand I've heard before 7/11 do accept some cards, and that would mean paying merchant fee or similar. So ?
