  1. They make hoses that have a valve inside that shuts off if there's a sudden pressure release in the line. I'm not sure where to find them here. They also have water sensors that alarm if there is water leaking on the floor. They also have electronic shut off valves that connect to those alarm sensors but now your getting up there in cost. I would definitely hook that hose to the valve under the sink if you can regardless of what else you do

  5. Read what I wrote about the trust being in his home country not thailand. As for the land thats also doable and needs no consent other if he has a usufact that's written properly. He's not dead yet so he can act as the lease holder because he in effect is. '
  6. read up on trusts. Its not a gift and yes there may be some taxes but the point the OP is asking for a way to leave the money in a protected fashion where others wont get sticky fingers. A tust does that
  7. Yes you can. A trust can be set up and instruction given on what and when to distribute and to whom and where. There's no magic to it
  8. You can do a trust in your home country that is valid and legal. They can disperse money to where ever its stipulated in the trust.

  11. Transfer the house to your daughter. Then move your other assets not needed here out and set up a trust in your home country with a law firm or trusted family member, friend as executor with complete instructions of disbursement criteria.

  13. None of this has been finalized yet and then their are exemptions available and Dual Tax Agreements that come in to play. No one knows yet what and how they will put this into use
  14. Last I heard and saw was they are only issued for land and sea entries and not for international flights
  15. I just checked up on this new criteria and it's in reference to domestic flights within Thailand.
  16. It would be helpful if they announce on the flight as it landed to keep your boarding pass for presentation at Imm. I've been stuck behind people a couple times that were frantically looking for their boarding pass at the Imm window.
  17. It makes little to no sense for them to state the " new criteria" as if before you could just walk right thru boarding and security internationally without proper id or passport and the same on arrival.
  18. Yep at Svarnabumi every time. The covid angle would make sense if they recorded it but I've never seen them do anything other than match the name on the boarding pass and note the flight number above the stamp. I believe there are even signs on each of the imm booths stating you need to present it
  19. Yes I've also have been in and out 3 to 4 times every year and they've been asking for the boarding pass since they stopped the tm6. I haven't entered 1 time in the last 2 to 3 years where the boarding pass was not asked for on arrival

  21. They have been asking for boarding passes for 1 or 2 years now. Tm6 are still issued only if arrival is by land i believe
  22. There was no need to copy and paste all that info to me. Good reading for others that may have questions.. I read the requirements for myself of whatever visa when I need to apply. It doesn't change what I said which the evisa system on line is different than the old walking in and apply and has some requirement that were not there in the past. I agree its probably just a mix up in what he uploaded and identifying his location improperly.
  23. There is a difference between the old walk in applications and applying on line via the evisa system. your telling me I'm wrong and then you said the same that I did, check with embassy website for the requirement on that visa
  24. Again not a wise move even with the frustration and annoyance your having. It would be far easier and better to move and not continue to deal with the situation as you have no leverage on the issue.
