The topic is Pattaya property, not companies and businesses.

Pre virus, there were thousands of properties on the market in Pattaya, many have been on the market for years, yes, years.  This is while they continue to build more.

Post virus, there will still be thousands of properties still on the market, maybe more, but a lot less buyers.

It will be a race to the bottom to clinch a sale with what few buyers are around.

If you disagree with the above, I would be interested to hear your argument, but I do not see how you can dismiss the above as simply being "negative."

If you say the property market here is in good shape, perhaps you can post some "positive" data on Pattaya's property market.

you've answered you're own question, pre virus loads of properties on the market, post virus the same, what's your point?

Oh right, you're just trolling my posts now. Snookums having a wittle temper tantrum is he ? Got to read all my posts and make dumb comments to make yourself feel better ?

"They hanged themselves in a deep forest area in Chintala Madiwala. Since no one noticed them hanging from the tree for a few days, the bodies began to decompose and Mohan’s head separated and fell off, and was found a short distance away from the body. However, Srilakshmi’s head was still hanging from the tree while her body was fallen off. "

"The body of a 15-years-old male was found in a forest, in the Centre of Italy, in a suburban area of Florence (Tuscany) at the beginning of October. The man was last seen alive at the end of August, 34 days before his body discovery. The body, fully clothed, was found lying on his left side in a wooded shady area (Figure 1(B)). A noose with short, curling black hairs still attached, suggesting the body may have fallen to the ground during decomposition, was present on the tree above the body. Clothes were covered by pupae and empty puparia of Diptera. The head was disarticulated and partially skeletonized and was found approximately 2 m far from the body."

I also read a good bit of a dissertation from a Ph.D student regarding decomposition in hanging pigs  (it was about using insects to determine the stages of decomposition in cadavers).
    (Which wasn't very useful actually.)

Started reading a couple more studies only to find they were just reposts of the ones I'd already looked at. Looking at some more articles regarding decomposition now.

Another article by an Anthropology Ph.D titled "Qualifying and Quantifying the Rate of Decomposition in the Delaware River Valley Region" notes that in first stage of skeletonization (which happens after the last stage of decomposition" is marked by the disarticulation of the skull from the trunk.

(Gee, I wonder if that could happen to someone hanging from a rope.)

(You don't need to read all 550 pages of the Dissertation if you don't want to. https://repository.upenn.edu/cgi/viewcontent.cgi?article=3110&context=edissertations)

It seems they are all wrong though !

    Yes.

It's not that big a deal. In this restaurant you can sit next to your partner if you wish. I'm sure you could also remove the screen if you have a party. In these type of Thai restaurants strangers often use the same tables, so therefore they need screens.

I heard that McDonalds is proposing a seating arrangement that puts screens between tables.

If you boycott these type of restaurants, assuming you eat at these type of restaurants, you're only hurting the battlers trying to make some kind of living. Put up with a few screens to help them. The food won't taste any different.

I will boycott them as give my money to places that are trying to help restore normality by NOT having them.

I would suggest, if you don't like it, move on, go back to eating at home.

In time these requirements will be cancelled.... for now, best to give them some credence. Or, like the 80 year old Beach lover, pay up... Treating Thai rules and regulations with disdain upsets the locals.

i don't like it and do move on - to a restaraunt that's normal, they then get my money!

They are trying their best to get back to making a living, they have to stick to the rules too so they can open.

Ignoring someone with a temperature gun (be it effective or not) is just ignorant, they are all just doing their jobs.

All about choice, go in and eat or dont, simple really.

There are many restaraunts that are not doing this, they've limited amount of tables and chairs at tables but none of that plastic screen madness.

I would not eat anywhere that had them, totally stupid.

I would guess that this probably was a suicide by hanging (as they noted finding some nylon rope in the area).

At the risk of sounding grotesque, if someone were to hang themselves and the body hung there for a period of time, eventually the weight of the body would cause it to separate from the head, which would then fall separately from the body.
The body itself would mostly (sort of) stay together, even though the "innards" would have been in an advanced state of decomposition. The head would have most likely landed away from the body and could have been easily carried away by a dog or something else. Even though by then it would have been very "ripe".
(The ants would have done a number on the corpse even before it fell as well.)

If there were wild dogs in the area, I'd suspect that they may have spent some time working on the lower extremities before the body fell, but they'd have to do a proper autopsy to determine that.

Consider this. Back in the days of "Merry Olde Englande" (and other places actually it seems) - people used to kill and hang fowl (ducks/geese/etc) by their necks. When the body of the bird detached from the neck, it was considered "ripe" for cooking !

(A process which apparently could take weeks depending on the weather. It seems even today it is suggested to leave them hanging for at least 6 days. From what I've read, it is thought that "today's palate" couldn't handle the "flavour" of a bird that had been left to hang until it fell from it's neck.)

    No it would n't.

I rent, so I don't care what happens.

I don't see any problem discussing Pattaya's property market, and if it's "doom" than it's doom, and if it's "boom" then it boom.

No problem either way for me.  I am just calling it as I see it.

You're very negative though, this is a great time for companies / business's to upgrade or restructure as they're going to have no custom anyway for a while. When things do kick off again they'll be all shiny and new.

He actually gets a separate check every month for his housing allowance.  He fortunately has a good job with a company that is still doing ok even in the COVID times we are in.  He used to travel to all of the companies assets prior to the travel issues we now face.  Now he just uses the companies cameras remotely, and has daily meetings on-line.  This COVID issue has created opportunities for many new types of business, and many folks will turn into work from home employee's and I would guess be able to write of the rent they pay as a business expense now.

That's the best way and the used to be normal.

A lot of companies now will give you and allowance but pay the landlord direct so there's nothing left in 'your pocket'.

Tight guys i've know in the past would rent a decent place for 20-30K even with a 100K allowance and scoop the rest...

It was a 95,000 baht per month rental he knocked down to 65,000 per month.  I would say a 360,000 baht savings is something to be excited about. Especially since he can keep it himself, so do the math. He gets a 100,000 baht per month housing stipend from his company.

That was my question, if it's a 30K a month saving then yes, that's a great result.

But if it's a company allowance he's not really benifiting unless it's paid along with his salary?

Most companies have stopped doing that.

Well they were not to know for  sure it was your wife. It is not unheard of for 'couples' to have met only recently in Bangkok too. It appears we are in an era of single, solitary dining. Let us hope in the future, those that arrive as couples can eat so... although the rules are laid down for them.

It's stupid, i won't eat in restaraunts like this either, the dividing plactic screens are amongst the most stupid things i've ever seen.

Maybe they could have shown ID to prove husband and wife? would they have been allowed to sit together then?

No idea how these business's can expect to get customers  - good luck!

Condo costs and rentals have always been highly overpriced. The monthly fees are exorbitant and the sizes are poor. 3 bed houses have always been cheaper than most of the condos. I listen to people telling me what they have been paying for their condo rent and see the size of the place, although I will admit the furnishings are usually nicer than are offered with house rentals, but it still does not rate the prices charged

If they were over priced people would not be renting them!

Tell that to those that have moved as recently as May 1st into new long term leases, like a friend and his family.  He shaved 30,000 baht of the price the owner wanted, and as the property had been vacant for a year already the owner took the cash....

    30K per month?

If per year it's not really anything to get excited about.

The statement above incorrect: Note regulations may vary from province to province.

In my experience of dealing with DLT Area 3 (just after Sukhumvit 99) No Proof of Address document has been required while present for the transfer or having signed an a Power of Attorney document for the vehicle transfer.

I have sold both cars and motorcycles to Westerners without the need for an *Affirmation of Address (from the Embassy) or Proof of Address (from Immigration).

*I assume you mean Affirmation / Proof of Address when you refer to Residency Permit.

    It's called 'certificate of residence'.

What happened to starting in krabi????

Getting my bike to Chonburi is step #1, i will put on new tires and service and then transport my bike to Krabi, perhaps later in the month after next announcement regarding travel but base on what i experienced today i don't see it being a problem.

Also need to confirm hotels and tourist attractions open in Krabi ( amongst other provinces ).

  15. So here's an update of my experience today, travelled through 7 provinces ( Phetchabun / LopBuri / SaraBuri / Nakhon Nayok / Prachin Buri / Chaengchonsao (sp ) / Chonburi )

Left Phetchabun at 0700, isaw 1 checkpoint ( unmanned ) just before Chai Baden ( stacked plastic chairs and tents, no humans there ) and another one at Prachin Buri with the same conditions.

I think they're probably for setting up for the curfew hours ( Kerryd to confirm ).

Below is the route i took. Based on today i'll be out and about a lot more going forward, there was plenty traffic on the road so everyone else is doing that they want ( hardly any police about ).

Note - only took about 5 hours drive time, i was on a motorbike!

Going out to get some free food from the soup kitchens now!

It also appears some of the people responding on here have a problem differentiating between turnover, gross and net.
As my wife also does, and she has a ‘Business studies’ degree!!!

Yes, i have a friends who's wife has a market stall, if she sells 1000 baht of items a day she thinks she's made a 1000baht profit, absolutely nothing like going to BKK to buy stock / rent / electric etc taken into account.

Majority of them think like this, they just don't get it.
