Totally agree, if correct location and prepared to negotiate property is easy to sell / rent in Pattaya.
I used to rent a nice 3 bedroom house out for 25K a month, other houses on the Moo Baan would ask for 35-45K per month, needless to say mine was never without a tennant and there's were always empty.

2. does it seal up leaks in roof ( if there are any )?
3. how long does it last before needing 're-done'?
4. rough cost per sqm?
5. any companies that do this in Central thailand?

My last Tuna had done almost 100k at 9 years old and never had to changed the brake pads. Tyres yes as I changed them at 6 years due to the heat here. They still had lot's of tread left.
I got 80K km on my fortuna with the tires it came with - 2 years old.
