Not sure entirely but if you are a shareholder in the company, you will need PND 50 of the company which you wont have. Is your WP from your wifes business or you work for someone else? Since you have a WP, it means all your company documents were in order coz the Labor Dept checks all documents very thoroughly. Also, do you get salary of at least 40,000 baht per month? Do you have PND 91 from the last 2 years?

If you cannot supply all the company documents, you cannot apply. Company Registration Certificate from Ministry of Commerce (DBD) is certainly required. Company tax payments, VAT registration documents, your yearly tax payments, work permit etc.

You will have to visit the District Office (Khet/Amphur) in Bangkok with your Landlord. Different offices have different requirements so its best you contact them directly.
