  2. It's in the perfect location for us. We looked at quite a few plots, some cheaper, some not, and they all had at least one major drawback. This one is perfect (for us) because: 1.) It's pretty much exactly where we wanted to be. 2.) It has the perfect road frontage width (100 metres). 3.) It is on a 5m wide government road which joins the main local road just 300 metres away. 4.) School for the kids is 320 metres down the road. 5.) Has decent fiber internet just down the road. 6.) Has 3 phase power (that one is important for me and my toys, though still plan solar). 7.) It's the perfect shape - almost perfect rectangle. Good for all the things I want to do (pond and a few other goodies). 8.) It needs zero landfill. The soil is actually almost a metre higher than the frontage road. 9.) It backs on to another unused plot of approximately the same size that we might be able to pick up very cheaply, not that we need it. 10.) There is a pretty decent falang house just 2km down the road (there are not that many in the whole area) that we've been offered to rent for 6k baht per month for as long as we need to. Price was actually 25% lower than the asking price. Good or bad, it's approx £100k for the perfect plot of land that, I hope, I'll live on until I depart this world.

  6. EMLA cream is available in many pharmacies without prescription. Fascino and Boots usually have it although not sure if they exist in your neck of the woods.

  10. Thanks for taking the time to post such a detailed and informative reply. Yes there are 5 family members on the Chanote and they all want their pound of flesh from the deal. Trying to get 5 cashiers checks with the names all perfect etc etc was probably a bad idea. Although it's a little awkward, having to hand over cash didn't strike me as all that ridiculous here.

  12. The cash is paid in the land office when the Chanotr is changed. Not before.
  13. Had True internet for many years. Always been very good. Currently on 1GB up and down plus phone contract for about 900 baht per month. Connection to local services are full gig speed. To farther afield a lot slower, but pretty much always plenty fast enough. Cancelled their TV service a few years ago because it started off bad and just got worse.

  15. I need to fly from Bangkok (probably DMK) to the North sometime in the next 2 weeks. I'll be buying some property and the sellers (a group of farmers) are insisting that I pay them in cash. The sum is 5M baht. I don't want the hassle of trying to withdraw that amount in cash from a branch far from where I live, so the only real option is to carry the cash with me (no option for bank transfer, cashiers cheque or anything else). Am I likely to have any issues during security carrying this amount of cash? Driving is another option, but it's a 10 hour drive which, although I've done many times, I hate doing. Thanks.

  20. I like my steaks getting towards well done, so it's very difficult to find anywhere here that can cook them well. Went to a very well known joint in the Asoke area last year and paid something like 4200 baht. It was awful. Almost rock solid. Strangely enough, one of the best steaks I've ever had was on an Etihad A380 on the way over here.
  21. I guess I'm semi retired. You can buy all sorts of things pretty cheaply here if you have the space for them. On my list for the next couple of years (at least one or two this year): 1.) Komatsu PC200 360 excavator 2.) CNC milling machine, ideally 5 axis depending on cost 3.) CNC lathe, or possibly manual if the milling machine is top notch. 4.) Other various metalwork / woodwork tools. Basically I want to try and make some <deleted>, dig some holes and play around.

  24. Why the heck not? Faster acceleration and "good" are directly related. ...which kind of removes much of your credentials for any criticism of the OP. Look up what they are. This comment is the equivalent of someone chiming in about EVs and then saying they don't know what a Tesla Model 3 is.
  25. 1.1.1.1 is not a VPN, it's a public DNS server run by CloudFlare. Google "Mac OS private DNS" for your first steps to hide lookups from your ISP.
