If we say like this: If you want to work, you need work permit. With such permit you can get business visa/extension. For retirees, there is already a better option with only 800k or 65k per month. For people with Thai children or married to a Thai there is 400k or 40k per month option. Besides that, visas for education, rather long stay tourist visas and smart visas.

Totally understandable. There are far too many sad foreigners every year, that set a bad example and destroys the reputation of others. I am all in for stricter laws and enforcement, so we finally can get rid of the cancer these individuals are causing. As a foreigner that abides the law in Thailand and respect the country and it´s population, I have no problem with any action the government might use to fight this growing problem of insanity. Side note: To all members here, that directly start to talk about law breaking Thai people. As usual, that is just the regular smoke screen you need to hide behind as you can face up to reading about something that scratches on you thin skin.

That only regards if there is no foreign quota or the quota is filled up. For example, if you inherit land and a house on a plot in your girlfriends name there is no quota. Same goes if the 49% are all ready filled, which simply mean you will fall into the Thai quota.

Yes, but that is only a tax resident, and has nothing to do with naturalization. If the condo you are to inherit fits in the system without getting over 49% foreign owned condos you will have no problem. In that case there is absolutely no need to sell. The need to be resident only affects you if the condo does not fit into the foreign maximum of 49%, and therefore will fall under the Thai 51%. Actually there are also differences between what they call permanent resident and Thai resident, and only Thai resident had to do with naturalization. However, that is not anything you need to think about as you said it easily fits in the 49% foreign bracket.

Yes you can, and there are no set amount of times. However, might be same as everything else, that they sooner or later asks you to make an extension. Hard for them to refuse entry, though.

The simple thing, would be to not enter visa exempt Apply for a Non-O based on marriage, will be better. Gives you 90 days, plus a possible 60 day extension without need to show 400k or 40k per month.
