Edit to my above post (was unable to edit again after posting): Once the heir has brought in the assessed value from overseas and "bought" their inheritance, they can of course do with the money as they please - send it out of country again (not as easy as it may sound), or just keep it in LOS to use (or not) as they please. The point is that not every dead falang's heir will have $200k,,,,300k....+++ etc. in cash on hand to send money here. Never mind the principle of the whole matter. This is the legal situation as I understand it. If there are any legal eagle members here who can correct me, please do so.

If it's a foreign quota condo, the non-Thai heir has 12 months to sell it, after which the Land Office is authorized to sell it at auction. Non-Thai heir can NOT simply transfer the title in his or her name if he/she decides to keep it beyond that. Heir would need to import/transfer the assessed (by Land Office, based on previous purchase price) value of the unit from overseas to Thailand first. So technically as an heir you're forced to "buy" your own friggin' inherited property if you want to keep it permanently (after which you can do with it whatever you want....rent it out/live in it/sell it at a later date etc.). TiT. Property sellers/developers/lawyers try their best to avoid this topic because it's something (most?) foreign condo buyers never really think to ask because it would be a completely normal and logical process in pretty much any other country for an heir to rightfully be able to inherit (register in their name) what is theirs without additional financial requirements B.S. thrown in... Basically reason #8762536468 to never ever buy anything here (condos included) unless you you're alone with no one to leave anything to or your non-Thai kids/relatives/friends all just hate you 555 (ok, that probably covers half of us, lol). https://www.thailandlawonline.com/article-older-archive/inheritance-of-real-estate-by-foreigners

Now that's EXTREME ! Would you try it ?
Sandboxer replied to Social Media's topic in ASEAN NOW Community Pub
In China/LOS/whatever other 3rd "safety last" coconut republic? Nope. Then again, I'm the retard who ALMOST did the tandem skydive thing in Pattaya before I came to my senses.... In the North America and the rest of the Western 1st world, sure. Looks like a blast. -
Doc forgery is rampant so DD on the status of the property/land should be done professionally i.e. by competent lawyer/land office. Just in the news today, and "only" a condo.... Not even gonna go into the whole "it's illegal, not a gray zone" aspect... https://www.lawyersforexpatsthailand.com/post/do-you-own-a-villa-in-thailand

Thai citizen's overstay on British passport
Sandboxer replied to anchadian's topic in Thai Visas, Residency, and Work Permits
Her Thai nationality trumps her UK passport/period of stay stamp. There is f-all that can happen to her legally (except for the UK passport getting a mean red stamp if she decides to exit Thailand using it). Have her get a T pp if she hasn't already, and she's "good to go."???? -
A-hol ain't looking too good anymore. Prolly ran out of relatives/friends to sponsor/assist his fugitive life. Here's hoping that stage 4 pancreatic cancer or any of the other really painful ones rids the world of this p.o.s. so the poor family of the victim can get a little closure/justice, although life in Thai prison after an extradition would be even better....

I always look forward to reading tenant-cheated machete wielding local landlords VS. "I know my legal rights even though I'm a deadbeat loser" entitled snowflake GenZ Falangitstani stories. They're the BEST!????

Quick question about Mex food. When I walk by Witherspoon on Buakao, I saw a sign that says "Senor Taco" - is this part of the Witherspoon place or is there a seperate entrance to the place? I should've asked but was in a hurry... Are the Tacos any good? Apart from there, where else in/on Buakao can I get good Mex, if at all? TIA

RIP Ubon Joe - ASEAN NOW visa expert
Sandboxer replied to Rimmer's topic in Thai Visas, Residency, and Work Permits
Wow... The best of only a handful of consistent/accurate members here without whose advice my move to LOS would have been much less efficient. Half of me really has no use for this board anymore now. RIP, mighty one. And thank you for the guidance along the way. -
fine for TM30 3 days late (weekend)?
Sandboxer replied to stephen tracy's topic in Thai Visas, Residency, and Work Permits
Thanks. Good advice. I'm on Elite (PE), which I know has its own category on the TM30 system. I wonder if an Elite TM30 gets overwritten or not..... -
fine for TM30 3 days late (weekend)?
Sandboxer replied to stephen tracy's topic in Thai Visas, Residency, and Work Permits
This is what confuses me/ What defines that official address? For example, I live (Elite visa) in one of my dad's (falang) condos whenever I'm here, so he does a TM30 for me when I arrive from overseas, but go on many side trips where various hotels will do a TM30 on me as well. But then I always return to my dad's condo. So does he not have to do it for me again and again? If not, how does immi "know" that this condo is my "regular" residence (apart from common sense as his last name is the same as mine on the form). -
You sound a lot like someone who comes from a family of lifetime generational Western auto workers in Detroit/UK/(wherever, fill in the blank) who have now lost their job to Chinese manufacturing and are just angry at the world (literally). It's the "my grandaddy was a miner, my daddy was a miner, I'm a miner and my son will be miner" entitlement mentality. As the saying goes...."Learn to code"^^ 555

Advice on whether this would work, please
Sandboxer replied to DNSEA's topic in Thai Visas, Residency, and Work Permits
Their official tourism slogan is "It's better in the Philippines" - definitely give it a try. I lived there over a decade (and after 2 years away I've already decided to return sooner rather than later, even though I have also enjoyed my time in T) and although you'll run into some infrastructure issues and the food is not as great and varied, I think you'll love the people and the beaches/islands are far better (think more "Caribbean" blue water in nature). Just avoid Manila, s-hole, except for a few modern areas of town. -
Wow, that's some whacky azz cray cray pricing.???? For $300 bucks I'll buy 3000 normal balloons and tie myself to them 555. (Well, maybe use the wife to test it out first...) ????
