Edit to my above post (was unable to edit again after posting): Once the heir has brought in the assessed value from overseas and "bought" their inheritance, they can of course do with the money as they please - send it out of country again (not as easy as it may sound), or just keep it in LOS to use (or not) as they please. The point is that not every dead falang's heir will have $200k,,,,300k....+++ etc. in cash on hand to send money here. Never mind the principle of the whole matter. This is the legal situation as I understand it. If there are any legal eagle members here who can correct me, please do so.
  2. If it's a foreign quota condo, the non-Thai heir has 12 months to sell it, after which the Land Office is authorized to sell it at auction. Non-Thai heir can NOT simply transfer the title in his or her name if he/she decides to keep it beyond that. Heir would need to import/transfer the assessed (by Land Office, based on previous purchase price) value of the unit from overseas to Thailand first. So technically as an heir you're forced to "buy" your own friggin' inherited property if you want to keep it permanently (after which you can do with it whatever you want....rent it out/live in it/sell it at a later date etc.). TiT. Property sellers/developers/lawyers try their best to avoid this topic because it's something (most?) foreign condo buyers never really think to ask because it would be a completely normal and logical process in pretty much any other country for an heir to rightfully be able to inherit (register in their name) what is theirs without additional financial requirements B.S. thrown in...   5. Her Thai nationality trumps her UK passport/period of stay stamp. There is f-all that can happen to her legally (except for the UK passport getting a mean red stamp if she decides to exit Thailand using it). Have her get a T pp if she hasn't already, and she's "good to go."????

  14. Quick question about Mex food. When I walk by Witherspoon on Buakao, I saw a sign that says "Senor Taco" - is this part of the Witherspoon place or is there a seperate entrance to the place? I should've asked but was in a hurry... Are the Tacos any good? Apart from there, where else in/on Buakao can I get good Mex, if at all? TIA

  19. Thanks. Good advice. I'm on Elite (PE), which I know has its own category on the TM30 system. I wonder if an Elite TM30 gets overwritten or not.....
  20. This is what confuses me/ What defines that official address? For example, I live (Elite visa) in one of my dad's (falang) condos whenever I'm here, so he does a TM30 for me when I arrive from overseas, but go on many side trips where various hotels will do a TM30 on me as well. But then I always return to my dad's condo. So does he not have to do it for me again and again? If not, how does immi "know" that this condo is my "regular" residence (apart from common sense as his last name is the same as mine on the form).

  23. Their official tourism slogan is "It's better in the Philippines" - definitely give it a try. I lived there over a decade (and after 2 years away I've already decided to return sooner rather than later, even though I have also enjoyed my time in T) and although you'll run into some infrastructure issues and the food is not as great and varied, I think you'll love the people and the beaches/islands are far better (think more "Caribbean" blue water in nature). Just avoid Manila, s-hole, except for a few modern areas of town.
