Spot on. Nature has always been an attraction for me. Younger, playing in, now, looking at and simply appreciating. Younger and not so, concerts, plays, thrill seeking & theme parks. I bounced a lot better then. Not so long ago, a bit safer thrills, travel & museums. Now just taking it all in works. TH is fine for that, stress free & no worries. I could be white water rafting, or laying in a stream with a beer ... both work for me.

Don't think anyone has to be a nutritionist or a doc, to realize eating 20 slices on a cheese sandwich, isn't being a healthy alternative to most anything. Saying that, and if accurate, BK's cheese may be the real thing, and apparently not the most unhealthy version ... aside from 20 slices of it. BK Cheese ingredients

For those interested in MG BEV line-up, aside from styling, there really isn't much of a difference. Not sure about the electronics, little options, but drivetrain, fairly the same. ES is simply and updated EP. ZS is their SUV (short), and MG4 looking a bit sportier.

Usufruct Chiang Mai ?
KhunLA replied to freedomnow's topic in Real Estate, Housing, House and Land Ownership
I lived there by choice, as liked the house, since built for me, per my specifications. New GF/future wife moved in, nobody cared, as most folks liked me. Never an issue, even when I sold it, with a POA that I had. Ex wasn't there or even needed at the sale. -

Usufruct Chiang Mai ?
KhunLA replied to freedomnow's topic in Real Estate, Housing, House and Land Ownership
If you live in your wife's family village, maybe. 1st house was there, and nobody bothered me after I threw her out. 2nd & 3rd house was / is nowhere near the wife's family, and she likes it that way. Live with your choices. -
Usufruct Chiang Mai ?
KhunLA replied to freedomnow's topic in Real Estate, Housing, House and Land Ownership
As stated, like all TH gov't offices, they don't seem to work off the same play book. Heard of some Amphur Land offices not doing, or wanting 'paperwork+'. My experiences with 9 lots of land, all having a usufruct in my name on them, is completely different, very easy, and inexpensive. Simply ask to have it added, owner & you, whether at transfer (if new purchase), or as add-on after the sale. Too simple and <100 baht I think. No lawyer needed. Takes all of 5-10mins, for clerk to add your name/info to the 'fill in the blanks' form on his/her/its computer, print out, and you sign. It's stays with the chanote, till you null & void it out. Get if for life, or 30 yrs or highest # yrs they'll allow. Get to 'use & modify'. Nobody can do anything to the land/property/structures, without your permission. On our build at PKK, wife put papers in for add-on, wash & storage room, that wasn't on original blueprint submitted. Wasn't approved till I signed off on it ???? it's a powerful document. This done at A. Muang L.O. @ Udon Thani (7 lots) & A. Muang L.O. Prachuap Khiri Khan (2 lots). When that is done, go to Amphur office, and get a yellow book. You should never need a Cert of Residence in the future, hopefully. -
I personally wouldn't buy a Mazuma product. And why 8000w, as overkill. Had 8k at the one house, and could easily brew tea/coffee with it. Bought it as it supplied whole house (3 facets), with 2 not exactly close to the unit. And still put out hot water, even on cool NE mornings. This brand, Stiebel Eltron, I think, and excellent unit. I believe still going strong, 12 yrs on.

Because I/we enjoy cooking, and do a much better job than any restaurant, usually. The savings, just a plus. More than enough time, and really helps to get me out of house, and doing something. I like knowing what I'm eating, and use the best of any ingredient. No palm oil in this house. Meats, fruits & veggies very fresh. Everything seasoned just right ???? Not too sweet, salty or spicy. Not a whole lot quality restaurants where we are, though can't say there are anywhere. We only go out to eat, for something we can't and won't bother doing at home, usually. A big reason why we enjoy coffee shops, as pastries are a time consuming effort.

@BKK24 Fidelity will allow you to change, and I don't think I needed anything to do that, and simply verified ID via SMS or email, forget. That was 1 time from TH. I did change it back though, as stating CC/Debit T&C changes, though I didn't notice any. I'm paperless, so don't need a USA address but I do use my brother's address & ph#. Matter fact, he just moved recently, and since using his ph#, asked him to do the address change, since SMS would be sent to him anyway. The less they know, the better AFAIC. Tax wise, irrelevant since I don't pay any. Soc Sec has my TH address & ph#, & DD to BBL My pension will only use a USA bank, hence why I still have the Fid accounts. Fid, if you don't know, need a 'Cash Management' Acct/CC/Debit card for Thai bank fee reimbursement for TH ATM use, for -0- fee ATM transactions. Also if on Soc Sec, and you change to a TH address, you'll need to file a 7162/pulse check every year. If USA address, not needed.

Thankfully, because the Japanese manufacturers really take the piss with pricing here. Made in TH entry level are ฿550k-800+k, that's nuts. Imports even sillier, ฿1M & up. And it's not all added taxes.

The price war on EVs may harm interests of customers
KhunLA replied to Social Media's topic in Thailand Motor Discussion
Don't know about the 'mac master', and his situation outside of TH. For me it's been win win, and ROI will pay off in a very short time. Invested to upgrade to an EV. My ICEv's 2 yr depreciation was about 10% more than I'd prefer, but sold that for ฿400k EV ฿949K - 400K = ฿549K Insured value if totaled ฿960k ???????? ฿549k ÷ ฿35 (petrol price) = 15,685 L of 91 ROI after 220k kms (15,685 X 14kp/L) About 10 yrs or less for us, and the cost to upgrade, paid for itself, not counting the 20 oil changes, 5 ish total tune ups avoided. Along with exhaust system upkeep. That's without spending another ฿549k for petrol, and at today's prices. If getting just half the expected battery life, (900k kms) and still having 70-80% capacity, the wife is good for another 10+ yrs of almost free transport. After that, she can add the 10-25kWh of battery left to the solar system, if the rest of the car kraps out, selling the motor of course. Someone want to point out those negatives again, because I missed them. -

Yes, the facade of Biden has a few holes in it ... shh, don't tell the left. My favorite: "For a woman to come forward in the glaring lights of focus, nationally, you've got to start off with the presumption that at least the essence of what she's talking about is real," - Joe Biden (VP) Except Tara Reade ... ???? -

He's not that cool headed on either side of the door. A bit snappy now & then, when asked a simple question. Thankfully his snap decisions need approval from others.
