  3. My Mate did the same thing by dropping below 800k in month 2 and below 400k after that. He put 800k back in 2 months before appliation and paid an agent in Pattaya 12,500 to renew next time, no problem
  4. Rules related to initial application or extension are: (1) 800k 2 months prior to application (2) 800k for 3 months after issuance of 12 month stamp (3) 400k minimum until item (4), so for 7 months (4) 800k for 2 months prior to next application

  8. If you're just looking for the cheapest bar for beer then sure. You could even try Nikom Court 50 metres away where you serve yourself 50 baht beers. I found Las Vegas complex to have great atmosphere, nice air-con, good live band and lots of friendly attractive waitresses. Price of beer at 70-80 baht was very reasonable for that atmosphere.

You can Google many sites that all say the exact same thing, but here's one example whereby if your name is in the yellow book and actually reside there you are tax exempt if property less than 50 million baht (Plus many people on here have confirmed they don't pay the tax because they have name in yellow book) Land and buildings tax exemption Land or buildings which the owner uses for a residential purpose and has his/her name listed in the household registration certificate on 1 January of the tax year shall be exempt from the value of the tax base if the calculation of tax does not exceed THB 50 million. https://thailand.acclime.com/guides/land-buildings-tax/

  11. OP is not currently in Thailand and has no visa so I quoted the first time applicant price for non-imm O + 12 month extension. If you can get an O-A extension including health insurance for 16k then well done. I imagine the insurance is pretty much worthless at that price but ticks the visa box
  12. No they won't. Even in Pattaya where it's cheap it's 25-26k for the non-imm O plus 12 month extension. You'll then have another 4500 for bank account so around 30k

  15. They'll stamp you as per the date you present your passport. If it's 11:55 and the one day is critical then I'd wait 5 minutes (or even 10 minutes to be safer)

I know this doesn't apply to you since you're not Jomtien, but if the office approving my 12 month extension of stay tells me to come back in 3 months with passbook copies proving I still have 800k in bank, then I'll ensure I come back in 3 months. Doesn't matter to me what they do with it, or that it's not required by any other province, I just don't want any surprises 9 months later on next extension.
