At the end of the day, why do we continue to stay in such a country that is so hostile towards foreigners ? When it's not for grabbing extra tax, it's the hassles on immigration, 90 day reporting or annual LTR reporting, visa issues with absurd and invented requests for documents or requirements that are unknown abroad. This is perhaps why Thailand remains still and undevelopped country. Oh of course, you no like-you-leave-it bla bla...sure, yes...already heard that.

As long as those fellows at immigration are involved in the visa handling process, no chance for the economy in Thailand to recover.

Just a corrupt scheme LTR from the BOI. Each year on reporting, one remains at the mercy of the mood of immigration who remain free to ask for all kinds of absurd documents to maintain the visa, despite that the visa was so-called granted for 10 years. Not to mention all the excessive bureaucratic rubbish with then asking for extra health insurance details,. when people in Europe have some of the best social security health insurances coverages. No point in asking for this LTR. Better, go to Vietnam, Cambodia etc... and spend your money or even to India, that is more easy for long stay visa and far cheaper.

LTR is absolutely not worth applying considering all the bureaucratic hassle, all the absurd documents they ask day to day or invent and the fact that every year one has to show all the updated absurd documents for insurance etc asked and thus making this LTR definately not a hassle free for 10 years. In fact one pays a hefty amount just to be harassed each year, with the risk of the visa being cancelled if one is not in Thailand when they decide on the date you must do the annual reporting (that replaces the 90 day reporting). Your conception of annual reporting seems to widely change from when they ask for the reporting even if you show up after one calender year. Don't waste time in submitting as you will go through lots of hassle, and each time further documents will be asked on absurd grounds. Definately not worth the money and trip. In fact if you can, look at other countries in Asia for a retirement visa if you plan just to stay in winter. Forget Thailand, no more worth it with all the absurd red tape and the possiblity that they will tax your foreign pension or at best require to file all kinds of paperwork and thus one will just be speinding the entire stay running back and forth for getting all their paperwork done.

Most of the LTR process is plainly a the reflect of the bureaucratic nightmare image of Thailand with their absurd requests and maybe the bribes commissions got from the local health insurance companies in Thailand. It is totally absurd to harass people from Europe for health insurance details or other invented requirements, as by law all western europeans have full medical coverage that goes well beyond the 50'000 $ required. Maybe confusions arise as european health insurance firms do not mention the amounts in their policies/contracts. Thailand is just chasing away the retirees who just with to come for the winter months and who have potential to spend in Thailand with good pensions. All to their own loss.

this is really another absurdity of the immigration. how is one supposed to renew on the day those gods in uniforms decide, if one happens not to be in the country and has planned to go back home abroad ? Does that mean the LTR will just expire ? Looks that immigration are doing their best to harass people with LTR because they feel they are loosing their hand, their monopoly and with time, their jobs (that would definately be benefical IMHO considering who immigration is ruining the economy and chasing wealthy retirees out of the country).

Time to sell, leave Thailand and move to another country. All the fuss here is getting out of hand and one wants to relax in retirement. Not have to spend all the time running around different offices to get documents, stamps, translatations, statements......

Heat for sure in summer affects tourisme. But all year round, it all the harassment from various government agencies on Visa and tax issues, that not only affects, but will push the quality retirees to sell their property in Thailand and move to other near Asian countries.

I think that the inefficient handling is more from the One stop LTR center that has no idea often and depending on which clerk is handling your case, new fuss is made on each document you have already uploaded. Each different clerk who handles the issue delays the submissions depending on the mood of the day. The government agencies hopefully are less fussy ? Well at the end of the day it's to their loss as people who own property in Thailand will just stay for shorter time and spend less money, mainly the retirees.

Another absurd rule to ask for work permit in order to open a foreign currency account. Totally absurd as many of the retirees who come over to Thailand for 4 to 5 months in winter bring in lots of foreign currency that they would not always want to exchange to THB. The result is that they only change on a weekly basis and take back home what's left of the foreign exchange. All to the loss of thailand.

All over Europe or UK, the political mafia is freezing pensions and not adapting them to inflation. It is all the more angering andenraging, considering the trillions of dollars handed out blindly to Ukraine and it's highly corrupt bureaucracy.

I could be wrong, but very often a majority of problems are caused mainly by female immigration staff. But I feel bad saying this as it sounds sexist and I am absolutely not one of those.

Does it have wi-fi control so that you can run the unit now and then when you are away during the hot summer months of Thailand ? When absent for many months, always a good idea to turn it on now and then to keep it in shape and also to air the place and reduce humidity. Of course if you have somebody of trust to come over, that's fine, But as I personnaly don't feel confortable to let Tom-Dick-Harry or Somchai come over to my place when I am not there, I prefer to have a wifi enabled unit and to check it via CCTV that costs around 1800 THB for a small table unit that can tilt-pan-zoom.

The LTR visa scheme for working or retired candidates, started on a good intention and was elaborated by intelligent people. But involving Immigration Office was a mistake as they will do everything to harass the candidates and ask for the idiotic documents to be translated etc. Why ask for a bank statement for instance, if they get say a certified translated and notorised statement from the pension fund institution, cetifying the pension amount paid monthly ? This is just one exemple of many, on how the Immigration office is harming all the intelligent incentives to encourage the good spenders to come to Thailand. Why do the top level respected political members not do something to stop all this rubbish ?
