Can one have a LTR retiree visa and use it only for a few months each year and thus not be subject to the new tax rules ? Or does the fact plainly to have a LTR pensionner visa mean that the tax lads will be after you even if you don't stay more then the 180 days ? Is it 180 days for the fiscal year that is from jan to december or how is it counted ? Thank you.

Use Bolt if you can, cheaper and more available in outer parts of Hua Hin. If you are say in Hin Lek Fai area near Black Mountain, you may have issues as they are often rather reluctant to serve that area.

Once living long stay in Thailand foreigners here are get more aware on how they get cheated, no doubt on that.... and it happens in every non fully developped country. But one also gets aware that in Thailand one needs to avoid even more the falangs here as there are many many dodgy foreigners all fleeing their issues back in the west, who have set up base in Thailand. Not all obviously, but many and mainly those running businesses.

Don't think the home owner was a foreigner. Best thing is to name and shame the crooked developper all over foreign social media from abroad of course and in the newspapers in the hometowns of the dishonest developpers. -

Whatever the choice, it is always a better deal to buy from the local thai shop selling only aircons because they know what the local dynamics are and are street smart. Flee from the malls as they are just out to make a quick sale with bad after sales service usually.

Lots of property being sold off by retirees who do not wish to get taxed on their pensions. Also many properties sold off in beach towns due to faulty construction delivered by irresponsable developpers. Heard many bad experiences from people on social media mainly in Hua Hin or Hin Lek Fai areas with badly finished villas with swimming pools from so-called reputed developpers. Major defects that were not visible to the naked eye during the hand over of the properties. And as a foreigner, good luck to get any justice in the courts, so the only resort the victims have is to warn others in Asia or Europe.

Disgusting how Ukraine refused to present condoleances. It just shows how those people are and the US and European Union are supoorting them. Full respect for Thailand's decency.

The Bangkok or Hua Hin garbage dumps at the shores have hopefully not (yet) polluted these lovely areas. But mass tourism definately will do so soon. -
What about the many crooks in real estate who sell houses to foreigners on leasehold and do not deliver the property with the proper quality or safety standards ? No serious legal protection for the foreigner who has put in money. Better thus never to buy in Thailand unless you put in what you do not mind to loose.

Ok one could perhaps trust a global trade show but how to trust those local gem or gold joints that are all over ? They could very well either push in fakes or upgrade the quality of lower grade stones or gold. I would never trust a jewelry shop for such valuable pieces in Thailand. It's like buying a "genuine" Rolex at Bangkok MBK mall !!!
