    For a "villa" with large living room etc. your prices of 10 to 15,000 / sqm would only cover the basic construction cost for the bare shell, add to that... all finishings, bathrooms, kitchen, pool + jacuzzi, garden, electric, water, perimiter walls, gates + railings and of course the land!! and 30,000 / sqm becomes quite realistic and reasonable for a ready to move in Villa!

  2. basjke, I'm a bit confused over your post. I live in Huay Yai and use this road often. Presently, I can exit the road coming from Pattaya at Huay Yai...Near Pattaya Air Park is the beginnings of a major construction...the locals tell me that is will be an aquarium..they say there is one in Kanat...buri (the river Kwai town)...and it will move here...trucks are dumping lots of earth, a spirit house is up, temporary construction quarters are put up and a dedication ceremony took place.

    Where exactly is this craig? Is it on the Pheonix to Ban Amphur road, In the air park road, on the road from Ban Amphur to Thoonghan??

  3. I was just wondering what will happen with the extended highway.I read before that they would extend one leg into pattaya and one leg to hua yai.However I haven't seen any building yet in hua yai.Does that maybe mean that they will have an exit on this road which leads to hua yai anyway.

    When it was being made wider i was told that Chaiyapruek 2 from the sports stadium to Sukhumvit would have something to do with a link to the motorway 7 ???

  4. Anybody that has immigration business - today is a good day, the place is deserted!! I thought i would do my 90 day as i was passing there anyway and yippee - only three people including me in the place, all the staff are sitting there twidling their thumbs with nothing to do, must be the rain!!!! :):D

  5. There used to be some good Pubs down 3rd Road, in which most of them have closed down..

    I would say burned down might be more accurate...maybe the Thais fear there are too many ghosts in the area now :D

    Too much shootings in that particular area would be far more accurate! :)

  6. They have been busy painting the road lines this past week around the chaiyapruek 2 area, although i fear they will make little difference.

    In theory you would expect the "right of way" to be the roads crossing the railroad tracks so as to keep the railway clear at all times, but alas no, i have seen traffic straddled across the tracks waiting to proceed many times!! Complete chaos!

    However, there is no right of way as such, as all junctions are to be traffic light controlled!!!! :) , a pig just flew past my window!!!

    Dalmation, i know of at least 5 fatalaties and this is just at two junctions near my home, Toongklom Tanman and Pattaya RC(Nonghin), and many many more serious accidents at the same two junctions! :D I think if you talk to some of the locals near you, sadly you will find there have been fatal accidents in your area too!

    I feed a lot of stray dogs every day on waste ground near the Pattaya RC junction, and in about half an hour you loose count the number of times you hear the screech of brakes there, every other day there is fresh white paint from the police attending accidents!

    You see the cement trucks speeding through these junctions, they could not stop if they had to anyway - fkn bampots!

    This road is really diabolical at present, time will tell if the trafic lights, stop lines, rumble strips etc. make any improvement, i seriously doubt it though!

    In the meantime everybody please take extreme caution at these junctions!

    Tetleys Smooth Flow, available in a lot of bars in Pattaya anyway! :)

  8. What about the beaches facing west, not far from Sattahip? Especially the two very attractive looking big sandy bays. Are they as nice as they look in the satellite photo?

    The only problem with a lot of the beach area close to Sattahip is they are controlled by the Thai Navy / millitary, and consequently us farangs are not allowed in, shame!! :)

  9. If you are feeling like traveling a little more, head to Ban Amphur, Bang Saray or Ban Chang beaches, all south of Pattaya and easily accesible from Sukhumvit, believe me - the small journey is well worth it!

  10. Tiffany show has a huge advertising sign on Sukhumvit north pattaya, but all the writing is in Thai, not exactly the way to inform the "tourists" of what you are offering, unless of course you only want Thai "tourists"? :)

    Pattaya always seems to have plenty reporting after any events / shows but little or bugger all advertising prior to any events, long going problem in my opinion! :D
