Yosvian Posted March 22, 2018 Posted March 22, 2018 Hi there, Does anyone know how much is the electricity bill that has to be paid monthly at a condo that is empty ? My tenants will leave next month and I am not in Thailand at the moment, so I will have to make provision of funds to avoid a power cut off. I guess there is a minimum even if there is no use but didn´t find it yet. Thanks in advance for your replies. 1
ubonjoe Posted March 22, 2018 Posted March 22, 2018 If there is no usage and the power is from the PEA there would be no bill since there is no minimum amount to be paid. Not sure about Bangkok since it is not PEA. You would have to be sure that there is no usage. For example if the refrigerator was left plugged in you would have to pay a small bill. 1 1

Maybe it is regional. I am aware of houses that are empty with a meter that get no bills up in this part of the country. But at 40.9 baht I doubt they would pull the meter for non payment for a long time.
johng Posted March 22, 2018 Posted March 22, 2018 It used to be lower than 90 units per month then no charge, then they changed that to lower than 50 units per month...and latest thing is has to be lower than 50 units for 3 consecutive months before the charge is nill The PEA have an App that lets you check the bill and (coming soon if not already) pay via that app or you can pay via true money or by online banking...or just let them take the meter...and pay the about 500 baht charge to have it reconnected..this is all assuming the condo hasn't installed their own meters to charge their own rate instead of PEA/MEA 2

I had a very small bill from my BKK studio condo, and only outstanding for a short time over the due date, but the MEA still disconnected the meter.and I had to pay a reconnection charge, plus hassle going to the MEA office. In Cha-Am I pay something like 40.90 baht for condo meter reading, with no electric usage. Suggest arranging an automatic debit through a bank.

geisha Posted March 22, 2018 Posted March 22, 2018 Also, if you do holiday rentals and a cleaning service/ lady, be aware that they often hang around in the rental all day , front door and windows open , and air con blasting. I see this in my condo building , so while the condo is « empty » it’s costing electricity.

But they did to the previous owner, he had to pay around 12 thousand baht for a new meter and I had to wait for ten days to get it done. That´s why I´m worried. May be depends on the condo administration and not on the power company.

Ubon Joe, Mate yes they will pull the meter if you do not pay the Power bill within 10 days, They have a surcharge anything between 60 & 130 Bath, & some times 300 plus bath, PEA have no limits,

jippytum Posted March 23, 2018 Posted March 23, 2018 To ease your concern contact the condo manager leave a small deposit say 500 baht .The management will pay your outstanding bills if there are any at all .A small surcharge say 20 / 30 baht may be required. When you return your itemized usage if any and your refund if applicable will be returned to you.
KittenKong Posted March 23, 2018 Posted March 23, 2018 Just set up a direct debit with your bank. I've been paying my electricity bill like that for years and have never had to give it a moment's thought. You can also sign up for the PEA "smart" invoice which means you get your bill by email.

I don´t speak thai and the guy who was in charge of attending foreign residents doesn´t work there anymore. I´ll keep trying...
blackcab Posted March 25, 2018 Posted March 25, 2018 MEA charges 45.9 baht per month if you use zero units of electricity. They will disconnect and remove your meter if you don't pay. Either give them money as a credit or set up a direct debit.
