Yes it can affect people who actually live in a condo but some of the others are rented out on airbnb. The public areas can be crowded with people, the pool can be made unuseable by a condo owner because it is packed with unruly short term renters. No it has an affect.

I love Air bnb as I usually go overseas for 3 moths a year and rent my Asoke condo out for crazy money over high season.

Our Condo is extremely strict regarding less than monthly rental however you cant catch them all and the odd one slips through Even with reception staff seated by the security door at the lift entrance

 

Ive always reported them via TM30 until I found out its not required for Bangkok. Looks like that may change again
