Hi guys

as seen in the news, short term rentals of condominiums are illegal (Airbnb or other)

 

what about a single private house on private land....can anyone share any links as to the legality / illegality of short term rentals for this type of property?

 

 

The OP doesn't need a link.  He needs professional guidance on the entirety of his plan.  Any link will point him to very non-definitive, often conflicting, hard to interpret rule(s), the enforcement of which may vary from location to location.  Then there are the implications of paying taxes on the income.  And whether it will require a work permit on the part of the OP if he, as a foreigner, takes an active role in the activity.  

 

Or, he can wing it.  And accept the risks.

Yes you’re right the taxes and wp are also an issue

 

but the main issue is whether short term rentals are allowed in a single private house, on private land

I recall it was something like if the house has less than 5 rooms it's ok without a hotel licence.

Just as a matter of interest... is that 5 rooms or 5 bedrooms ?

It makes no difference if it’s a house or a condo or private land or not . No hotel license no daily rentals.

 

safety or anything else has little to do with it as 30 day rentals are fine.

Take a look at www.myillegalhotel.com it will give you lots of information about the Hotel Act in Thailand

You can get a non-hotel/exemption for certain property offering short term rentals if it is Thai owned and managed (ie. Homestay). You can see lots more information at www.myillegalhotel.com and on the FaceBook Group.

What about the $300 million that Airbnb have paid to local government.
