Mika78 Posted October 30, 2023 Posted October 30, 2023 (edited) I made a gift for our 20 marriage anniversary to my wife and buy a new home to her. The home is totally at her name, but she called me that if I don't go to the Land Department with her and give my passport they will not release the chanot to her. With our first home (ten years ago) that not happened. New rules? In my opinion I think she wants me to sign a paper where it's stated that I no have any power on the house, like renting, selling etc. For me is ok as I own a condo. Just strange request. Thank you Edited October 30, 2023 by Mika78
Popular Post Crossy Posted October 30, 2023 Popular Post Posted October 30, 2023 I bet it's the "I have no financial interest in this land" letter, it's a legal requirement. Since we married Madam has made a number of land transactions (all with her own $$$) at three different land offices. Only one actually asked me to sign anything. Note that my lady retained her maiden name so no farang names involved. 4 1
Etaoin Shrdlu Posted October 30, 2023 Posted October 30, 2023 Crossy is right, of course. It isn't a new rule. Been this way for many decades. 2
Popular Post yeahbutif Posted October 30, 2023 Popular Post Posted October 30, 2023 Yes it's to do with money.where the money come from .you have no claim on the house. At that point I not knew she was married.. 6
LukKrueng Posted October 31, 2023 Posted October 31, 2023 It has nothing to do with you being non Thai or where the money came from. One of the standard questions asked by the land department is if the buyer\seller are married, and if the answer is yes - the spouse must sign a consent to the deal.i bought few properties so far, and always been asked if married or not (2 different land offices). As everything in Thailand, some offices\officers might not ask, but according to the law they should, and the spouse should sign as well.
1FinickyOne Posted October 31, 2023 Posted October 31, 2023 I always accompany my wife when I buy property for her... I have to sign a document that I will make no claim against the land...
