The photo you show looks like town houses, some 7 of which were built next to my large detached house to the East.

My house was built on some 90 tarang wah**, and I think the price I paid for the land at the end of 1986 was 450,000THB The house came in at 550,000THB.  Sold up end of 2000 for 2.5 million baht.   **Strangely that small plot had 7 chanotes!!!!!

Back in 1986 my then Thai wife was not permitted to buy land. I had to buy in her Father's name, and to safeguard my investment I granted Father a mortgage, which was registered on each of the chanotes. He could not sell unless he repaid the mortgage!😀

I have used a referenced mortgage on land and property outside Thailand where the mortgage would be at such a high interest rate that it would surpass the value of the property on day one and could never be redeemed even if prices went up 25% plus per annum.

It was done as protection of course and I think a similar thing would work in Thailand.

Hello, what changes did you notice in Jomtien (not Pattaya) since 2005 or so?

Coaches/buses have been a problem.

Big reduction when New Nordic went bust and during covid but are coming back.
