How exactly did this "lodging" of the house with the land office in your name work? The land title deed is obviously in your friend's name. Has this been officially annotated to state that the house that has been constructed on the land is exclusively your property?

As I know foreigners with Thai spouses I believe this to be correct. The structure can be foreign owned the land is the Thai partners property. How this all works out if/when things in the relationship go south, I have no idea.

In Thailand, you can own the house, but you cannot own the land beneath it. Under the Land Code Act, Thai law strictly separates the ownership of land and the building constructed upon it. [1]

Who Owns What?

• The House: Because the construction plans (building permit) are in your name, you are the legal owner of the structure itself. The house is considered an asset distinct from the land.

• The Land: The land must be owned by a Thai national or a Thai-majority entity (or a Thai spouse).

How to Prove You Own the House

• Construction Permit (Or.2): Having the building permit and the construction blue book (Tabien Baan - Thor.Ror.13) in your name provides the core evidence that you financed and built the house.

• Building Ownership: You can formally register the building itself in your name at the local Land Office, proving your ownership separate from the land.

I hear you. I think the issue I raised is a non-issue after looking into it a bit more (my concern was that the gf could be seen as a nominee). I think, though, that with a usufruct/superficies registered at the land office it should be legally sufficient.

Thank you. I've wondered about this for some time; now it's clear to me.

Few update pics, builder said roof tiles will be done this week but have my doubts!

Property has a slight slope but more earthworks to be done to create 4x level plots for future subdivision, was hoping to get it done before wet season but ran out of time.

Are you putting in loft insulation?

We've put it just in our master bedroom to see how it pans out.

Like the builders colour scheme, very similar to ours......and I notice many of the new builds around us are going the same way.

Yeah we have foil under the tiles, then went for thie thicker 150mm insultation in the ceiling throughout

i think the benefoits outweigh the risks, will make sure roof is well sealed and deal with any issues as they come up
