The Wild West (Cambodia) is way behind the times, and they don't seem to go for the jugular like Thailand does with foreigners.

Explaining current established tax rules to members who don't understand tax, is a very different animal to guessing all the things in the future, things such as an Immigration Department that will accept bribes to issue visa's where there is no tax return,.....stupid person.

    If Pattaya is any indication, there doesn't seem to be any decline in sales.  Several large, new condo projects have been recently announced, these in addition to some large projects just completed or under construction.  Here on the Darkside, a number of new housing projects have been sold out fairly quickly, including the new one we are in. 

    I know this because my spouse and I have been looking for a new house, either a recent build or one about to start, and we have been looking at lots of new projects around Lake Mabprachan and adjoining areas.  In some cases the projects were sold out or nearly sold out by the time we heard about them and got around to checking them out.  Construction is booming here on the Darkside.  

The darkside is a great place to live if you do not go out partying every night, I fully agree! I really enjoyed living at the darkside.

It could very well be a bubble! Does anyone have any insight how much the developers are actually paying to build those villas? In Hua Hin they are also building pool villas like crazy around Soi 112. A friend of mine was however not able to sell his 5 year old villa and is now renting out instead. I do not trust those developers at all  claiming that their villas have sold out. It is beyond me that anyone would buy a villa that is not yet fully constructed as I have seen abandoned projects everywhere in Thailand. The biggest problem for me however is that I cannot own the land the villa is built on. All in all you are investing in a country with no real independant jurisdiction IMHO.

 

On the other hand there are more and more people willing to reloacate to Thailand full time and prices are about half regarding property vs Europe and even lower for US or AUS guys/gals.

So now that the new year is here and no new law has been passed does that mean tax will only be due on assessable money bought into Thailand in 2024? Which tax form should be used, PMD90 or PND91?

Yes, remitted income rules still apply, world wide income rules have yet to be developed and approved.

Scaremongering has been a serious problem here for years, which is why there is a specific forum rule that covers it. Scaremongering has been/is cited often by members and and staff but the only time action is taken these days is when somebody reports it, which I have not yet done. Most scaremongering is water off a ducks back to the younger crowd but far less so to the older members who are more vulnerable and susceptible to wondering if such things are true or not. Some posters should be more considerate and aware in that regard.

183 days and yes they tax ww income on paper (but apparently no one cares if you do not file but that is just hearsay I heard)

A lot of your posts were about the obligation to file taxes in TH, is/was that scaremongering too? I would say no as you pointed out something that could very well happen but others considered it ludicrous and scaremongering. This should be an open discussion of adults IMHO.

I can't sensibly respond to sweeping generalisations about things I am alleged to have said in the past because most such things tend to be distortions in other peoples minds. If you give me a quoted link I can explain what I said and why. I'm pretty certain that anything I have written has the TRD Code as its basis.

Well said.

 

The member informs other members that they may have a tax liability, but to discuss collection and enforcement of said tax liability, that's scaremongering.  It's laughable. 

 

Members want to know the whole picture, including where and how to pay, as well as the consequences for not paying, not just that they may have to pay some tax.

The requirements to gain a long term visa to live in Vietnam are, I believe, much more onerous than here.

That retirement visa / extension gives you no more rights than someone on a 30 day visa exemption stamp, and you could be married here, with two kids, have a business, and some property, and living here for 20 years.  Do you disagree with this?   

 

You are a farang, and will always be a farang.  There's only a very few hat have Permanent Residency.   

 

The system is designed so you have no rights here, and never will.

Thailand being Thailand - has 'work arounds' that I am confident you know about.  I for one, would not go that 'workaround' route, but many do.  I purchased a Foreign Freehold condo.

Not every expat on a visa in Thailand has to report every 90-days.  My last 90-day report was over a year ago - and I am legal and I have mostly stayed in Thailand (exceeding 90-days a few times with 90-day report legally not required for myself).   Some of us have different Visas here in Thailand.

 

So that generalization I quoted is inaccurate.

i disagree.  Try to open a bank account (and not use / not pay an agent) when on on a 30-day visa exemption stamp. 

 

Go visit a dozen different banks.  Let me know how that works out for you.

 

Try to stay in Thailand on back to back 30-day or 60-day visa exemption stamps for 20 years...  let me know how that works out for you when you try to go-in-out of the country more than a few times.

Of course!

 

Thailand looks after Thai citizen first.  I would expect nothing less.

 

I've lived for years in Canada, USA, and Germany.  They also treat their own citizens first.

To add to oldcpu's reply - look at the hoops any foreigner needs to go through to gain permanent residence in UK, then try taking the UK permanent residence written test and see how you get on.  Pretty sure most UK expats would fail.

I soon decided I'm going going to pay for something that I cab not fully own, which also includes a portion of the land it sits on.

 

The Permanent Residency issue was a minor concern, but still a concern.  You only get to live in your condo based on "permission" to remain in Thailand.  You don't have a "right" to remain in Thailand.

 

Each to their own, just don't use the word "freehold" in the western sense when discussing property here because it's BS.

In Germany there is now a fasttrack for asylum seekers to get a citizenship and a German passport within 3! years of arrival... Not only has a Germany now the dumbest energy policy of the world according to the WSJ GER also have one of the laxest immigration laws in the world. Of course Germany has the highest welfare payments in the  world as well as the highest taxes.

Australia has vast gas reserves, and in fact, is a major exporter of gas, yet Australia is looking at having to import gas.  It will most likely be our own gas that we buy back.
