Other posts are well documented so here a few common sense basic points.

 

As a falang in Thailand, keep in mind that you will rarely get justice in any court on minor house litigations. House that may be bought on freehold (only for a Thai spouse for ex) or on freehold to a foreigner (you own house but land is leased for 30 years, renewable I guess).

 

Then come the developpers. Most can be also westerners who will deliver lovely finished houses with pools at bargain prices. But very often, there are issues in the hidden specs like the electricity, plumbing, wall plastering, locks and mainly the leaks in the roof.

 

Most houses have concrete walls but the ceilings are just hard plaster boards. As for the roofs, just take a ladder and open the technical area trap door (usually in a ceiling of the house) and you will see the roof exposed and if there is light visible, it means potential leaks.

 

Minor issues of course, but you better watch this at first, as once delivered, the developpers usually will tell you to go to h... as soon as they get their money.

 

Go to any developpment you like and talk to the real home owners living full time if any (not the people who rent for holidays). You will get some fine horror stories for sure.

 

Also have in mind that in many leasehold developpments you will pay the utilities (water, electricity) directly to the developper who will charge you much more then the official government rate.Even if the price may seem reasonable, it can be upto 10 times more.

 

With all this in mind, go ahead and buy. But only put in what you can afford to loose. And don't fall for oversized pools that the developpers will try to push in at the same price. As a bigger pool means more monthly expenses you will have to pay to them

Unlike when you sold your house in UK to build a house in an Isaan village. You are stuck.

Nice try ****wit......Rent my house out in the UK, £1450/month and the house, land and farm in Isaan cost me zip......all my wife's money.

As @Will B Good pointed out, all great reasons to rent.

 

1.  You aren't buying anything. (unless it's a condo)

2. If relationship fails, you have no rights to sell. It's his / hers, not yours

3. Only an idiot buys a house on leased land, as only an idiot would buy it from you.

Most idiots don't have money to buy stuff.

 

Your options, rent, or buy a condo.

 

You're not even married.  How old are you , and do you plan on living 30 more years. Have kids, as who are you passing it on to?

 

Your post screams of a relationship, that you're not sure will last, and statistical wise, it probably won't.

 

Tell her you decided to buy a condo, in your name only, as see how she reacts.  That might be very telling.

I lived on a resort where everybody (all foreigners) leased the land and bought the house off plan. Later, maybe 12 years later, many wanted out. Some had even abandoned their properties.The lessor agreed to sell the land bundled with the house to anyone legally able to buy it. So a number of "owners" were able to sell, but at a huge loss. The whole project was a disaster. I think they got the worst of both worlds. I sold up but my daughter is Thai so we had bought the land. Still sold at a loss. If you don't know the market, you're going to get burned.

Right.Never investt more then u can afforde to loose.I build a house in surin many years ago.Nice house that only cost me 360.000 baht that time.When i divorced my exwife it wasnt a big loose.Then i mean both..my exwife and the house.I will never buy or invest anything in Thailand again.I only rent and not on a longterm contract.Normally i stay in a hotel and pay 2 weeks in advance.When i go another place in Thailand i do the same in another hotel.

Check out without any problems..no headache.I choose to be single and do whatever i want.
