There's been news about scams in renting to foreigners in the past. When looking at renting in a condo,  what MUST be included as part of the lease agreement by the landlord and how are you able to tell that the "agent" actually has been contracted by the landlord to act on their behalf and enter into lease agreements? In Pattaya, there's many "agents" sharing keys among other "agents" and showing properties and letting them out even when they are not the ones that have contracted with the landlord. Thai ID Card or Passport, if a foreigner is the landlord. What else?

fake agents take deposits then block you on facebook. It's not about the rental agreement, best to stick with known established agents

There is no definitive way of knowing if an agent is authorized by an owner, as above, stick with large reputable agents that deal exclusively with foreigners.

There is no list of things that "must" be included with a lease.

100s of people rent properties every day with no problems, instances of fake agents are very rare, and not as common as clickbait social media posts would have you believe.

Provision of documents required to file TM30. That the deposit is returnable (doesn't mean that it will automatically be returned, but you have a leg to stand on).

Surely there must be something required as the last few back pages of a rental contract to prove that the owner is actually the owner? At least the following two documents?

 

1. Thai ID card or Passport for a foreigner

2. House Book showing address of the property
