Well , they are unlimited, but that doesn't mean they are guaranteed or given without restrictions .

   You may need a flight ticket back to your home Country before they allow you to enter Thailand or a Condo contract

No they are not unlimited, there is just not a specified limit listed so they can say denied at any time if they see a history that implies trying to live in country but not on a proper visa  entry

   They were previously limited to 2 land border crossings per calendar year , that restriction is no longer in place  , so there are unlimited land entries now

A friend of mine has done 4 entries this year, with border bounce companies. I don't know if its unlimited, but there is no stated limit anymore, and the "rules" are now the same as with air entries. I wouldn't test my luck without a visa run company though.

Unlimited implies the is no quantity restriction or stopping point, which is not the case. There is not a specified quantity as there used to be, just as air entry is not specified but you can be denied at any time so they are not "unlimited". Small distinction but there you have it.
