Extend stay after retirement visa expires

In what way and how long can I extend my stay in Thailand after my 1 year retirement visa expires? I mean when I not want to renew my 1 year retirement stay..

Why not renew you permission of stay.

Meaning your current permission of stay (extension).

If it's down to money consider an agent.

Alternatively look into DTV.

My question is: if I not extend my 1 year visa, how many days and in what way I can stay more in thailand after the expiraton day?  Or is the only way  to leave Thailand at the expiration day?

You are not extending your visa.

That's gone. You would be extending your current permission of stay.

 

The expiry of that permission is indicated in your passport stamp.

Current permission of stay.

If you don't extend that prior to expiry you will be on overstay.

Indicate current situation re financials compliance etc for advice

Thank you for advice. As I understand now I can extend my permission of stay before my current permission (19 april) of stay ends.  Before that day I can extend my permission of stay with 1 month?If so, based on what?   The main problem about extend the1 year  permission of stay based on retirement visa, is that I not can have a rental agreement from "my" house.....

You cannot extend your permission of stay by one month.

Your only option is to extend by 12 months.

From your other post regards rental agreement.

You should be able to supply immigration with something for proof of address.

What is your address issue? 

 

Do not exit Thailand to obtain 60 day visa exempt entry just prior to expiry of current permission.

 

You would need to start whole process over.

- Kap Choeng IO, I have bills from internet and electricity for many years in my name and can have a Thai business man/ wittness that i live there.

Also have the Tabain bahn and copies from ID owner. But...no rent agreement ; she refuse to make. Last year IO wanted a rental agreement ......

- My flight back to Holland to visit family is planned in may (permission of stay until 19 april); that's why I liked an extension

You should not require a rental agreement.

Think your immigration officer being inflexible.

You could do a TM30. 

So how did you get your extension 12 months ago without rental agreement.

Putting aside trip to Holland your priority is to obtain 12 month extension prior to April 19.

You can apply for extended up to 30 days prior to expiry.

Obtain that and also reentry permit to facilitate your trip out of Thailand and reentry to Thailand.

Dr Jack thank you for advice..  I will focus now on a1 year extension . Last year and also beforeI had a rent agreement.  They wanted to see that and copied it.

Perhaps discuss with owner of where you stay possibility of "non binding" rental agreement. 

An agent or even real estate person could assist.

No.

He could be on extensions based on retirement and obtain 60 day extension to visit wife.

In the extension rules do I really need a rental agreement?I also thought longtime that proove of living there (example bills in my name) could be enough.

I know if IO want it, it's not esay to get an extension without that.   The "owner" is a story about gf and ex gf..

I can only guess at reasons.

The owner perhaps concerned with taxes or some such. 

Ask the owner to provide TM30.

Not familiar with your immigration office area.

Perhaps consider other accommodation that is prepared to provide what immigration require.

Think that's been made clear.

The io wants rental contract (for some reason) and the owner (for some reason) is not prepared to provide rental agreement.

Perhaps not even a TM30.

The owner is an ex gf...  not like new gf... The ex gf  not care about the house and gave new copies of id and signed tabain bahn and sighned tabain bahn where she live.  A new rental contract was lost by the post (I have a copy by Line)  and she not want to make a new one.The TM 30 I can provide myself online as I did last years....  other accomodation is not an option; This house have 19 years...    Does immigration normally require ea rental contract? your first idea was not need.

Extensions based on retirement strictly speaking do not require rental agreement. 

A TM30 indicates your address.

A TM47 also shows address.

Given your particular situation only immigration office can advise on what's required.

Thank you for your advice/help; it's getting a long storie.

My first question today was about how to extend my stay in thailand without extension of current permit to stay.

I will try to extend the current permit to stay,if cannot I think leave and re enter the country to get 30 days until my flight in May and try an other way to can stay in Thailand...

The current rent contract is valid until december this year; maybe they can accept that wit a TM 30.

If you border bounce you will receive a 60 day visa exempt entry stamp.

Then when return from Holland you would need start over.

Obtain new non O from visa exempt entry.

That's possible but messy.

You don't necessarily need a rental contract.

 

You have the owner's ID and tabian baan.

 

A letter from ex-gf stating you are residing there is sufficient.  You don't need to show payment.

Really,, i came in on a non o retirement in August, went to extend it in november for 60 days with my thai wife at korat and they wouldn't do it gave me 48 hrs to leave the country, said its because my non o was retirement and not married to a thai.

That is crazy - one can usually get that 60-days "visit wife" extension on any type of entry.  A 12-mo extension is a different thing - the 1st one must be based on the same reason as a Non-O visa's reason.   It could be an "encourage agent use" policy.

Definitely print it out.  Make a color-copy, so the landlord's (ex-gf's) signature is in blue.

@DrJack54 I know this one is slightly off topic (it has probably been discussed many times) but in a similar vein, my retirement visa expires and I want to renew it April next year but my UK passport expires and needs renewed before September next year.  I definitely need to get a new passport.
If I get a new passport before my retirement expires can I get the remainder put in my new passport or do I simply maintain 2 passports (with the corner cut off one) and then just do the renewal into my new passport in April next year?
I have a very friendly IO that I can probably get the info from but not due to see them for another 90 days, I should have asked last time them this time they just told me I need to get a new passport before the next renewal.
