The Thai embassy in Italy, for example, lists a fee of EUR 70.00 for the single-entry "Non-Immigrant Visa O (Family of a Thai national)"

Urban legend.

If 'twere true, well, boatloads of Americans would be showing off their legally owned properties.

Not quite so, this American Amenity Treaty was inked in +/- 1965 and, to the best of my knowledge, never annulled. As a non-American I, of course, have no clue, if it works in reality ......

Another hairbrained hub idea, just what Thailand needs.

We all know our history; Thailand has not been colonised and the the Thais themselves are not into multiculturalism. They remain firmly separate from foreigners and the idea of selling/ giving their land away is an anathema to them, all of them. So we are not going to see any kind of visa that contradicts their cultural norms. This is a positive thing but also a negative thing.

All I can say is: if I look at what's happening to Europe right now, I wish we had a little bit more of Thainess in us.

Proof of monthly income of at least 1,200 euros or an official bank statement with a minimum credit balance of 12,000 euros from one or more unblocked accounts, over the last 3 months

There are really crazy

So a 10-year tourist visa,

U'm, does that implies they are not temporary residents and as such not subject to paying Thailand tax. 555

I got it. You didn't mean the visa fee, but proof of financial means for the visa application.

Talking about crazy, I think it is crazy to speculate that proof of 1 million euro in the bank will be required if and when the 10-year tourist visa is offered.

Why not just allow foreigners to own up to 2 rai of land for residential purposes?

Horrible idea.

That is fair as after all many Thai women over the decades have had a lot of 'farangness" inside them. 😃

...so redacting the 60-day visa back to 30-days...and launching a 10 year visa instead?

The 99-year lease is a good idea.

I am not sure if I would live in Thailand for a long term. It's too much changed and the locals aren't so friendly. I would prefer to live in Thailand for less than 180 days a year. There are also other beautiful Asian countries to visit

To me Thailand has become the land of scams
