Hi all,

I saw some Facebook pages from my country promoting tropical villas in Koh Phangan, aimed at foreigners..  here is a video demo: https://imgur.com/a/opV4MQ0 

They show fully furnished villas with private pools and promise up to 20% annual returns. In the comments, the admin said each villa is selling for about €150,000.

This made me wonder, how are they selling villas to foreigners if foreigners can't legally own land in Thailand? These aren't condos. So is it a 30-year lease, or is there some company structure involved?

But there's no info about leasehold, company setup, or legal ownership, just lifestyle and investment talk.

Is this common? Are they just selling lease contracts without saying it?

Its leasehold or company set up, just not disclosed when they are trying to sell it.

foreigner can own houses.. they can not own the land. So there must be another way like leasing the land for 50 years or using thai proxy for the land deal portion of this.

And the house is worth how much without the land??? 30 year max leasehold...it suits some but as an investment is crap

I am pretty sure I wouldnt want to "own" land knowing that if I am found dead from hanging that the land reverts to the owners. 30 year lease is about as safe as you can get
