House Rental Rates In Bangna-trat Chonburi Area?

Got a call from a friend in the US who wants to rent out a new house in a development called "California Villas" located just south of the end of the BangNa-Trat expressway. It's 2 story 3 bedroom 3 bath ~200 sq m on a double lot and never been lived in. Anybody have any idea what the rental rate range should be or where/how to find out?

Any info appreciated.
