To do TM30 online you must register as "housemaster", which can be owner, usufructee, or long-term tenant. If you are named in a tabien baan (house book, blue or yellow), or hold a pink card, you can be housemaster, and can do TM30 online for yourself, other residents, and visitors.

I am not sure whether the tabien baan bit is necessary if you can prove that you are the de-facto housemaster, but you could open a can of worms if you are "working"!

Just got my first online report approved after the in person report because of a new passport, didn't need to leave Thailand

Approved. First since June last year (new passport in September).

On Jan 6th was last failed attempt with new passport.

Jan 9th report at the office AND doing new TM30 with the new passport.

Really seems that this is relevant.

New TM30 wasn't required for me to do the online report, at Jomtien. Existing TM30 was fine

Did my second online 90-day a week or two ago after a new passport. No problems.
