Tips for selling a house

My wife decided to sell a house she owns in Samut Sakhon. It is a house in a soi like the ones in the picture.
I would like to hear if anyone has some tips for preparing the house for sell. I know what I would do in Europe, but I have a feeling that the Thais would find other things attractive.

Is it possible to have it staged - is there companies doing this? Is it worth doing it?

I will have the house painted inside - is white the right color, as it has to be where I come from?

Is there anywhere I can see what houses are sold for - not what they are listed for.

Any tips are much appreciated!

You didn't provide any inside photos so I will reply generally. I think white would be a good choice for the interior, or a light beige if that would work with the floor. If white, I would choose a creamy, softer white rather than a stark white white. Make sure the baseboards, trim, and doors look good, too. And, also make sure the outside looks just as good as the interior--basically just the opposite of the green house in the foreground of the photo.

If the house is currently furnished and being sold furnished, I would declutter as much as posible, while also fixing anything that is broken. Pay attention to the kitchen and bathrooms and make them look as good as possible with the budget you have. Properties are sometimes staged in the US but I think that is done more with higher-end properties than this one appears to be. I'm not sure this one would be worth the expense.

I think you would get your biggest bang by making it as presentable as possible, both inside and out, and then taking some good photographs. List the property with as many agencies as you possibly can, starting with the ones closest to the property. Post the property for sale on the property itself and have your wife spread the word that it is for sale. She might also be able to determine what similar properties have sold for. Some local agents might also be able to help with the pricing, which should be reasonable and in line with other sales, if there are any. Good luck with the sale.

Sell it as it is, the new owners do what they want with it.

Put up a sales sign outside, thai pages, facebook, and wait. Thais do not spend money to sell, not service their car, or motorbikes, or change tires. They sell it as it is.

CLEAN ! thats the main issue- - the rest they'll do as they want - repaint if its particularly grubby - Good size notice fixed on the gate.

My advice is as always look for the lowest cost repairs or improvements that offer the most ROI.

I think you understand that a clean house, needing little repairs,having no visible concerning repair issues, appliances that work AC, Refrigerator, lights, outlets is a must for me.

You could paint but unless it's in bad condition or an area that demands do Not spend the money, you will likely Not get it back in the sales price.

The price, location, house design, size, any amenities close by, a view of something special (park, water, skyline) all determine how Quickly a house will sell.

Lastly look at the surrounding homes, your competition and ask how does my house compare better, the same or worse

Not if the price is right.

Good advice above. Home improvements will not add value to the property, but may make it easier to sell. Set a realistic price. A 'for sale' sign tht can be seen by passing traffic is essential.

I was surprised when my Thai sister-in-law recently sold her house. When the sale was completed she removed all the air conditioners and did not clean the house or yard. There was rubbish everywhere. Apparently this is normal in Thailand.
