If my Thai wife dies and leaves me the house and land I understand that I have 1 year to sell the property. Is it possible to just sell the land to a Thai subject and lease it back for 30 years while keeping the house.

If yes, how would the lease be valued?

So long as any new owner agrees, you could rent the property. The value of the lease would be up to the new owner, whatever they want to rent it for. The house cannot be separated from the land, its one title.

I think you will find any usufruct is cancelled upon death of either of the parties. As are most contracts, and any contracts between husband and wife are cancelled upon divorce/death.

Yes you have to sell the land. You can work out a deal with the purcahser by giving an attractive price for the land at a reduced rate if they sign a usufruct for your lifetime.
