My first house was in a gated housing estate, I bought a house and land off the plan from the developer in a near complete project.

I knew what the houses were selling for but was surprised how many European cars were parked in the driveways. Most of these cars were similar priced to that of the houses.

In Australia 25 years ago I reckon you bought a car that was around 10% of your house, or thereabouts

I guess I could be classed as the above. I had a 240 sq mtr, 4 bed house 14 years ago in my Mrs's village near Phitsanulok. We live there with wife's daughter and her 6 yr old son. All the Mrs family live in the village in ramshackle houses, two brothers and three sisters plus add-ons. NEVER any problems, they help me with garden, maintenance, teach me cooking.

Love it here. Booked into the temple for when ''the time comes''

First house in USA was 250m², and I wasn't in a relationship when purchased. That house was larger than 1st & 3rd house in TH, 160m² / 1 rai & 130m² / 0.25 rai. Along with living space of 2nd Thai house.

2nd house was 400+m² 'under roof', on 6 rai, but reality, 160m² walled in living space. 2nd floor was all open, but if quick wall put up w/ceiling, and would have doubled living space. Daughter off to Uni, and in case 'coming home pregnant, easy, pre planned living accommodations, if needing. Thankfully it wasn't.

Far from flash, as nobody could see it ...

None 'show' houses, as could barely see them from the road. Designed by me, for me. Don't do 'look at me', obvious from my vehicle choices, and never needed to impress a woman with possessions, as my personality is more than enough. That's a loser's game, as someone always has more.

They did look out of place.

There's a house that looks almost exactly like that in my London village. They rent part of it out via AirBnB. I put people up there when they come to visit. 😊

Some professional girls are very good at what they do, but there is still a long road between each real success story.

The latest village legend I heard was about a 45-year-old lady with grown children who managed to land 1 million in sin sod after years of husbands, lovers, and, let us say, life experience. So fair enough, maybe he is not paying for youth, but for accumulated market value.

He probably tells himself she is a self-made woman, which, to be fair, may be true. Just perhaps not in quite the way he likes to imagine.

I guess he will end up like so many others, convinced he alone has found a genuine woman, and from there he will start attacking every other member here who is supporting or taking care of their family.

Still, credit where credit is due. At least she understands business.

I rent a house in rural Isaan, but the other day my GF and I went for dinner at a new restaurant and over the road was a massive house with a swimming pool, and the whole place was surrounded by a large wall. It was up for sale, so I got my GF to call and get the price - 8mil baht. I would love to know the story. 🤪

When a foreigner builds a house in Isaan, the real market valuation begins the very moment the builders put down the last tool and walk away. That is usually the exact moment the house politely loses about half its value.

Nobody is lining up to pay extra for your Italian tiles, your Danish kitchen, your imported fittings, or the handcrafted little details you lovingly explained to everyone within a ten-mile radius. To you, it is quality. To the next buyer, it is just a house with expensive mistakes.

Of course, you might get lucky and find another man with the same taste, the same optimism, and the same willingness to overpay for somebody else’s dream. But that is a bit like finding the perfect sin sod success story in the village. It happens now and then, just rarely enough to keep the legend alive.

I think there's a number of people here who don't understand the differences in culture between where they grew up with and how Thais conduct relationships.

Looking at relative strengths, a foreigner often has considerably more money than local Thais so it's not surprising that the Thai woman might wish to be provided for - that is a definition of success in their culture and there's nothing wrong with that. Their strengths are what they put into the relationship and how they care for their partner, who, as we all know, is often considerably older and thus more likely to need care and support eventually.

Personally, I don't condone building a disproportionately-large building, as per the OP's point. I also don't support outward signs of wealth, because the locals won't respect you for it. Understanding their culture is a big advantage to relationship success.

This guy is dropping 24 million baht for his Isaan property.

But all the houses in the area seem to be similar mansions.

Slightly offtopic2 but I remember travelling on a bus from the Issan region to Pattaya some years ago.

I was surprised at how many ramshackle houses that could clearly use some serious maintenance had brand new pick-ups parked outside.

Then it occurred to me that most of the vehicles were actually owned by the banks! 😉

Bonkers, I bought the wife a 4 storey shop house unit (400m2) in Hat Yai for 2.3 million.

This is a completely different kind of project, with gated community's like these. Most likely, they either help arrange leased land, set up a company structure for ownership, or put it in the wife’s name.

Still, it honestly looks ridiculously overpriced. You could probably build something very similar on your own leased land for around 5 million. From what I can see, the kitchens looks fairly low quality, the wardrobes do too, and there is nothing especially impressive about the overall finish. The architecture feels more like a facade than something truly functional or well designed.

For those who want to feel safer about their investment, and about security in general, and who thrive in gated communities, fair enough. But I doubt this will prove to be a good investment if you look 10 years ahead.

I have seen too many similar projects, often in more favourable locations, closer to the beach and nearer to larger cities, selling for the same money as they did 10 years ago, and sometimes even less. Unless you are buying new property, where prices are naturally pushed higher, many 10-year-old properties have not earned a single baht in value. Meanwhile, owners have still paid high community fees and ongoing maintenance costs.

Some developments are managed well, others are not, and some still struggle with proper paperwork.

As you're in need of advice, I'd start by not baiting a thread with a misrepresentative image - artificially-generated - to support your claim.

Your subsequent images are typical of many large houses I see on my travels, most of which are owned by Thais. So what's your point, exactly?

Seems the interest for Khon Kaen is growing, and I know quite a few foreigners from there now who is riding motorbikes, where some living in gated communities, or typical street blocks with foreigners only.
