Two questions for those using Chaengwattana Immigration

Do they accept the landlord OR the foreign tenant for filing a TM30?

Is it strictly the landlord's responsibility, or it strictly the tenant's responsibility, or can either do it and be accepted at CW?

Do they require a new TM30 be filed after each re-entry to the country or each return from a domestic trip to the same address on file?

Or does CW only require this if there's a physical address change?

My apartment management does mine, I've never thought to do it myself. I only get it done if I've been out of the country and only then if I have upcoming business with immigration (90 days or extension). I I've never done a new TM30 after domestic travel.

The term landlord is often used loosely. The owner should submit the TM30.

Same as above reply I live in an apartment and I ask for TM30 just prior to going to CW for my extension.

I travel in and out of Thailand and never do a TM30 unless I require business with immigration.

Even then pretty much just for annual extensions.

In my first many years I didn't even provide the TM30 but rather my annual lease.

Yes TM30 also serves as change of address..

Both would be accepted hower you would require owners signed ID card and Tabien Baan

Note to any new xpats here in Thailand. From the very start establish clearly the responsibility for the TM30.

If owner puts the onus on the renter then find better digs.

Thanks for that information. When I said landlord, that meant the "House-Master, Owner Or The Possessor" per the form description. I recall reading that in some jurisdictions, and in lieu of a willing "landlord", some tenants have filed as "The Possessor", but as you say, that still needs the property owner's bona fides.

A very, very good point. On my last rental, the Thai owner, married and living in Denmark, had left signed copies of her ID card and Tibian Bahn with the agent in anticipation of having foreign tenants. Nice house, good agent and a great landlord.

Specifically at Chaeng Watthana, tenants can file for themselves with a copy of their lease.

Here's the list from Tod Daniels on Facebook from a few years ago:

Self File TM-30 BANGKOK ONLY.

This is the way you need to fill out the TM30 form if you are filing with NO documentation from your land lord

Your name goes at the top of the form, your address goes under it, then your address AGAIN as the address where the foreigner lives.

In the blank area at the bottom left hand side of the piece that they will tear off and give back to you write your address again.

On the second page (the table) put all your information.

You sign BOTH forms on the signature lines. Print the forms correctly. the first page is portrait orientation and second page is landscape orientation 😮

Make copies of;

-lease

-data page of your passport

-visa (if you have one)

-extension (if you have one)

-entry stamp

-TM6 departure card

sign the copies of your passport stuff.

This is a way to file a TM30 in BANGKOK without any information from your land lord at all. <- (meaning you don't need their i/d, their house book listing, a power of attorney form with the 10 baht in tax stamps).

AFAIK: this ONLY works in Bangkok but I can say with 100% accuracy that it does work

very easily, after the logins are registered.

In a situation described in OP, I would try to ask for the logins registration with the lease and other docs listed in the previous post. The immigration site has more advice on this. I am not sure if they also require the landlords docs. I think it will not work if the landlord has already registered the location to his logins though.

What about moving in with a girlfriend who is the owner?

Does she file for the TM30 as if she was a landlord, or can I do it myself?

What documents would she/I need to provide to register online and would I need to create a Lease Agreement for self-filing and/or any visits to Immigration?

I'm in Nonthaburi. I live with my wife (not married) at her house she owns. I complete the TM30 for her and she also provides a copy of her ID card. Immigration never require it. That's Nonthaburi, yours may be different and I certainly wouldn't think you require a lease agreement. Just get her to sign the two documents and present them at immigration with your other documents.

I think the easiest thing is she registers online as the owner and then she can do the TM30 online at any time. Even from a smartphone. House blue book copy and id copy with signature and maybe phone number uploaded as the website requests. Then they'll review and send an email saying it is approved.

Once approved, to register someone, logging in starts on the query page where existing TM30s for the property show at the top can be looked up. Mine only has one property but others can be added. There is an "Inform" button at the bottom when on a smartphone browser, and on the far left bottom if done from a computer browser. Click that and it is just fill in the fields. Inform date, check in date, check out date, which is optional. Info on the guest. And click Save. It'll show the registration and that can be screenshot or printed. Or if needed later, just search from the first screen and screenshot.

Really easy to do even from a smartphone. You can only do it within a tight timeframe of what the "check in" date is. Basically hard to do in advance, though I can't recall what the timeframe is.
