The homeowner's Facebook post, featuring photos and details, swiftly caught online attention. She reports the tenant left the house in disarray, with damaged items including a stabbed mattress and electrical appliances in the swimming pool.

The property, rented by the Swiss national after leaving another nearby house, was found with excessive damage within a mere six months. Surprising discoveries included over 100 condoms and extensive mess in the kitchen and bathroom. Online, many speculated that the damage was intentional, though the homeowner revealed no prior conflict with the tenant, suggesting possible mental health issues as a motive.

Due to the incident going viral, the homeowner was contacted by Channel 8 for further coverage. They are reportedly coordinating with Hua Hin Police Station to help the owner claim compensation. In addition to alerting landlords, the homeowner advised local women to be cautious, as the tenant allegedly continued to arrange meetings with them at the property.

As of now, there has been no public response from the accused tenant, nor have the police announced any legal proceedings.

Goes with the territory, some tenants are okay and some are nutjobs and morons... got to deal with it if you want to be involved in the renting business, same goes for cars and bikes. You just need a big enough deposit off of them to cover it if they go looney-tunes... can't expect everyone to be a pillar of the community/virtuous example to all that rents, no chance mostly.

I hope your cautious approach continues to work well for you- I did the same in the UK and still got badly hurt financially by a tenant who seemed fine- until he moved in!

Correct.. What bothers me is that in the end, bad behavior by a statistical few, has a negative impact on all the others.. Landlords have to protect themselves - absolutely true.. and tenants also have to protect themselves .. as there’s “bad actors” on both sides .. so it kind of becomes this standoff..

To a point, I wish there was a reliable, independent database (like a credit bureau of you will) that could record rental histories .. that way there’d be an independent source to review a past tenants rental compliance (ie on-time rent payment, move out damages etc) AND a way to review landlords past interactions (ie correct deposits returned etc).. that way it’s harder for bad actors on either side to hide.. sure, not every tenant would be “in the system” but again, I think if there was a way to verify past actions - both landlord and tenant - it might make renting decisions easier and perhaps after for both parties

Find him. Fine him and deport and black list him. Doesn’t seem like he’ll learn any other way and it may stop more of this happening. She should have all of his information so that shouldn’t be too hard. If not then something dodgy going on.

Probably there was a fierce argument between the swiss man, and his girlfriend.

Why 3 months. You may include the right of inspection while people are renting with Advanced notice. Additionally the damages and repairs should be done after discovery.

If the tenant refuses see if that can be a breach of contract and terminate the lease.

Just like in many countries a tenant may be in Breach of the Lease, the lease terminated and tenant refuse to leave or move.

In Thailand a court case for Eviction, await the Judges ruling on "Repossession" of the property.

In the USA it is common to do a "Credit Report" at certain Rent Rates, Some Condos Associations additionally require a "Background Check".

Some other things you mentioned "Payment History", Damage History" may be illegal, against privacy rights, or not feasible. (Damages or repairs to the property maybe the responsibility of the Leasee to satisfy but could have been caused by a pet, friend, anyone else)

So my opinion is very unpopular.555 . Imagine that. I maintain that the number of mentally unstable people in Thailand rose dramatically when the Thai government let ganga be easily available and smoked publicly.

I once sublet an apartment to what seemed like a normal young woman and her tattooed boyfriend. I wound up having to clean out a drug dealers sales den which turned off any ambitions of me becoming a landlord again. I invested money in a few REITs instead.

Thai laws only allow you to require 1 month deposit. So might eennd up in trouble anyway

Why is no one suggesting the obvious, failure to return the deposit? In my experience both in UK and Thailand is landlords don't like returning deposits! However in scotland we have a thing called safe deposit where landlords can't just keep without valid reason. Thailand is really bad for not returning deposits. One scam is a massive electric bill!

If someone did that to my property, I would first find him , get a lawyer and make him pay in any way legal. The police can help if you push the reason.
