Does this border mark confirm there is a chanote?

Im Trying to help a friend,he have been told a land plot is government land and does not have any paper,but when i went with him to look all the corners had those concrete boundary marks, Someone said it would have a chanote title with does boundary marks? Could someone here with knowledge confirm? Thankfull for any relevant info/input.

A little knowledge can be a dangerous thing, but here it is. The boundary markers should correspond to a chanote, check with the land office. There are several different types of chanotes. If it's public land you have a right to use the land but not sell or borrow against it.

Thank you! But how can it be chanote when its government land is the q? Could someone have the owner paper(chanote) and just try ty get cash by saying there is no documents? How to check the correct land title when its no documents?

If you're buying to gift to someone 🙄 only buy if it has the 'red' stamp (see below), as that's the last one issued, with no restrictions, usually.

My advise, buy a condo in 'your' name coffee1

Visit to land office is planned,how can we explain to them where the plot is,since there is no documentation? Should we Take photos of the border marks and show them?

There is an online site that will allow you to click on the plot, if it has a chanote, it will be displayed, although it won’t tell you the owner.

I can’t remember the website, DYOR.

I found www.landsmaps.dol.go.th

but i cant find if where they say about the title deed? It looks like you can only search for a certain chanote number?

If you get the map up and zoom on it should show all the individual plots and clicking on one will show chanote details if there is a chanote.

I tried it and very good/informative..double click on the plot and there is all the info.

Glad to be of help . It’s a shame it doesn’t tell you the owner, though IIRC it does tell you the assessed value, useful before presenting papers at the land office.

Who is buying the land, and every village have a chief who will help sorting things out. Everything from 200 baht and up, and sometimes for free. Depending on when next election are

The land can have corner markers but not have full chanote title. We almost got scammed by that one where the owner had title deeds, KR 3 from memory. Went to the Lands Office with the owner (a big mistake) and they confirmed the KR3 but then went to the Tessabann to be sure that it could be built on. They said no and confirmed that it was actually government land and the title had been issued illegally.

So you cannot just trust the Lands Office. You need to look at their charting map (area overall map) to see if there are any restrictions in that area and then have the Tessabann confirm that it can be built on.

It's a land border marker, but could be any title — Google image can unfortunately not translate the Thai text — if your friend has a freehold chanote title, he will have a paper title deed. Please note that "chanote" is a nick name for Nor Sor See (NR4, officially Nor Sor See Jor) title deed, which is the only Thai title deed with full ownership.

The title deed needs a red Garuda as emblem on top to be a freehold NR4 title with full ownership.

Without a paper — i.e., title deed and preferably NR4 — you have no ownership. There are several classes of title deeds, like Nor Sor 3, whgcih is not a full ownership, but normally can be upgraded to NR4. Lots of farmland can be allowed to be used for farming by paying land tax, but this does not constiture ownership — however, locally in villages, the land might be sold, or rather selling the right to use the farmland by paying tax. Some title deeds are issued by a land office, other are issued for limited use by other departments. For example the often issued Sor Por Gor-farmland, which allows a family to use the land for farming and inherit it within the family; but the land cannot be mortgaged or sold. Some land might be restricted for farming only, so you can not (legally) build anything on the land.
