I don't know if it's the case with Pitini, but I wouldn't be surprised to see a lot of expat-centric places close down because they had Thai nominee shareholders.

If it is just the high rent, I suspect they'll reopen when they find another place. But sometimes you have to let the dust settle financially before you can move on. That can take time.

I haven’t seen Paul Pitini in a long time and his email box is full. He was great at starting places and getting the best equipment, ie 180,000 espresso machine from Italy - and that was a long time ago. Is Paul still with us?

That's a shame. I like Pitini.

As for Pitini, if Bruce was still the owner there was an experienced Pattaya businessman at the helm and he knew how to negotiate just fine. They also rented out the rooms above the restaurant back then which usually covers a good portion of the rent.

Is Pitini moving to another location, or walking away completely?

First we lose hotmeals2u and now Pitini.....These were my top 2 places to eat in Pattaya...Sure, Tigglebitties is still open, but it's not really convenient...The beer garden is pretty good, I guess...

Or, they can't find a suitable alternate property, at a desirable location, at an appropriate price.

Just on the point of rising rents around LK Metro and Soi Baukhao. The reason this area boomed was because Walking Street rents are ridiculous. If Thai landlords on Soi Baukhao are going to raise the rents, significantly, in the near term, thus, the cost being pushed onto consumers, and a beer eventually becomes 130 baht, the whole process of moving to a cheaper to rent enclave may start again, possibly moving to the dark side, and then that place becomes the "go to" place in Central Pattaya, and Soi Baukhao ends up with vacant premises.

I think he/she was referring to Pan Pan, which reportedly opened in 1975.
