Ground and first floors of many buildings have their condos converted into restaurants, shops, laundries, small rentacar companies....Could be tens of thousands across the city. Only View Thalay complexes in Pattaya could have 100s condos where business is conducted from.

It has always been a legal requirement for owners of any property in Thailand to notify immigration is a foreigner is living there. This is not a new requirement. The management office of some Condos automatically notify immigration on behalf of owners.

Under the new Condo Act, which comes into force on 4 July, businesses will only be able only be able to operate in designated "commercial areas" of the condominum. It will take a vote at a general meeting to establish a commercial area or to remove that designation. I understand that no fines and set by the Act but, in common with any rule breach, a general meeting can set penalties for non-compliance, which could include fines or disconnection of water.

I think Immigration has always had to be notified about foreigners staying.

The new Condo Act to come into force on 4 July 08 states that business premises in a new condo building must now have separate access so as not to disturb residents. I think the condo juristic person regulations usually take care of business not allowed in residential condo units.
