here is no paper work or certificate issued that says you own the building. the only ownership papers refer to land.

the only papers joe Blog has is a Leese contract and a tambien ban (house book)which is a basically a registration of who lives in the house.

on the contrary to condo or apartments that can be registered at the land office(as the relative part of the property) houses are not registered.

Why? okay well the s ct has ruled, pursuant to section 146 of the CCC, that if the lessee built the house under by way of exercising that right over the land then said lessee owns the house (personally I think this is incorrect and only superficies can such an individual ownership of the of the house, but there you go). If you want s ct citations (gotta read Thai) let me know...happy to provide :D

and also, the tabian baan is worthless to any non-Thai, IT IS JUST THE ADDRESS BOOK (for Thais, that matters, they are all supposed to have an official address [also for licensed permanent residents, but rare, they can get a yellow TB] but it is not by ANY MEANS "a registration of who lives in the house"!!

Also, you, as a non-Thai CAN register your ownership of ANY structure...at the LAND OFFICE if its transferred to you.

Actually, I have a yellow tabien ban. I can now use this as a form of address identification (ie to get a drivers license--no need to pay immigration every time you need a letter) and it is one of the requirements for application of citizenship. Perhaps joecoolonsamui is unaware of this requirement.

Would have to see your TB to be able to respond for sure, but my guess is that either it was issued to you before the yellow TBs for non-Thai's with permanent resident status were created OR it only has you name in it as the name of the house (not as one of the residents) or your name was improperly included in it...in any event, this is not he point, not the context in which I said it is "worthless" to any non-Thai...that was said in context of refuting that is has any house ownership value. OF COURSE TBs could and sometimes do have use/value to an non-Thai in other contexts. So, there you go. :D
